Job Overview
We are seeking a dedicated and organised Property Manager for a fixed-term contract to oversee a portfolio of residential properties. The successful candidate will be responsible for maintaining property standards, managing tenant relations, and ensuring smooth operational processes. This role offers an excellent opportunity for individuals with strong administrative skills and experience in property management to contribute effectively within a dynamic team environment.
Role Requirements
Professional Move in service
· Completing any items or works highlighted by a pre-tenancy inspection.
· Assisting the Utility switch provider
· Sending Welcome emails, Property Information & Welcome phone call
Maintenance
· All Maintenance reported, Works Orders raised, scheduled and completed through maintenance software system – Fixflow
· Confirming and discussing all works with Landlords and securing funds in advance prior to the booking of works
· Liaising & expediating contractors and any other party for speedy completion of any works.
· Ensuring tenants are regularly kept up to date
· Submitting insurance claims
Bills & Demands
· Dealing with utility and council tax companies and paying bills on landlords behalf when necessary
· Organising the payment of service charges and ground rent, dealing with block management with any account queries and block issues
Certification
· Monitoring each property’s certification expiry, raising works orders & liaising with contractors to ensure renewal certification such as but not limited to: GSC, EPC, EICR, Additional or Selective Licences
Property Inspections
· Booking & Conducting Property Inspections (2 per property per annum)
· Compiling inspection reports, make recommendations for maintenance concerns and send reports to the Landlord within 48 hours of the inspection
Check-outs & Deposit Returns
· Preparing the Landlord, Tenant and Inventory Clerk for Check-out
· Receiving the Check-out report and costing for damages, dilapidations etc
· Negotiating between Landlord and Tenant for the return of the deposit
Administrative
· Ensuring excellent and comprehensive file notes are kept at all times on Reapit
· Keeping your team and Lettings office up to date where required
· Following company procedures at all times
· Assisting Head of Property Management with administrative duties and issues and any other tasks handed over
· Supporting your colleagues when required
Customer service
· Offering excellent customer service at all times to all parties
Preferable skills
- Experience in the use of FixFlow and Reapit software, to be IT / computer literate
- Ideally 3 years’ experience working in property management
- ARLA qualified or looking to study for the qualification
- Organised and able to meet deadlines.
- Offering first class service to our customers
This is a 12-month fixed term contract with the potential to turn into a permenat position thereafter.
Pay: £32,000.00-£35,000.00 per year
