Established in 2008, OC Homes is an award-winning independent estate agency specialising in residential sales, lettings, property management and commercial property across London and Essex.
We are looking for an experienced Residential Property Manager to join our growing Property Management team at our Leyton office.
This is an opportunity for someone who already understands residential property management and wants to take ownership of their portfolio while being rewarded for performance.
We believe good Property Managers should be recognised not only for providing excellent service and maintaining compliant portfolios, but also for identifying opportunities to improve the performance of the properties they manage.
The Role
You will be responsible for the day-to-day management of a portfolio of residential properties, working closely with landlords, tenants, contractors and the wider OC Homes team.
You will have responsibility for your portfolio from move-in through to move-out, ensuring properties remain compliant, maintenance is dealt with efficiently and landlords and tenants receive a consistently high level of communication and service.
Key Responsibilities
- Manage a portfolio of residential properties from move-in to move-out.
- Manage day-to-day maintenance issues and coordinate contractors through to completion.
- Obtain landlord authorisation for works and keep all parties regularly updated.
- Arrange and monitor Gas Safety Certificates, EPCs, EICRs and other statutory compliance requirements.
- Ensure property licensing requirements are identified and dealt with correctly.
- Carry out and arrange periodic property inspections.
- Manage tenancy renewals and rent reviews.
- Manage rent arrears and tenancy-related notices.
- Deal with check-outs, deposits and end-of-tenancy matters.
- Maintain accurate property, landlord and tenant records through our CRM systems.
- Build strong relationships with landlords, tenants and contractors.
- Handle complaints and resolve problems professionally and efficiently.
- Identify opportunities to improve landlord returns and generate additional business.
- Work closely with the wider Property Management and Lettings teams.
What We're Looking For
We are particularly interested in speaking with candidates who already have hands-on residential property management experience.
You should have:
- A minimum of 2 years' residential property management experience.
- A good understanding of residential lettings and property management compliance.
- Experience dealing with landlords, tenants, contractors and maintenance issues.
- Strong organisational skills and the ability to manage a busy portfolio.
- Excellent written and verbal communication skills.
- The confidence to deal with difficult situations and resolve problems.
- High attention to detail.
- A proactive and commercially minded approach.
- Good IT skills and experience using property CRM systems.
- The ability to work independently while contributing to the wider team.
Experience using systems such as Alto, Reapit, Street or Fixflo would be advantageous.
ARLA Propertymark qualifications are preferred but not essential. We can support the right candidate with further professional development.
A full UK driving licence is preferred.
Salary & Earning Potential
£27,000 basic salary
Realistic OTE: £29,000–£31,000 per annum
In addition to your basic salary, you will have the opportunity to earn performance-related commission linked to the commercial performance of your portfolio.
