Lead Repairs Investigation Specialist

We are seeking an exceptional individual to join our team in a highly responsible and intellectually challenging role.
This position is about far more than arranging repairs. It requires someone who can investigate complex maintenance issues, establish the underlying cause, analyse technical and legal information, evaluate evidence and produce clear, persuasive written representations that protect the Company’s position.
You will become a trusted specialist within our business, dealing with some of our most complex repairs, complaints and regulatory matters. You’ll be expected to work independently, exercise sound judgement and produce work of the highest professional standard.

The Role
Working alongside our existing management team, you will investigate and manage complex repairs and maintenance cases from initial enquiry through to resolution.
You will gather and evaluate evidence, liaise with contractors, surveyors, local authorities and other professionals, and prepare high-quality written responses to complaints, legal correspondence and regulatory enquiries.
The role requires someone who can balance technical, legal, commercial and customer considerations while ensuring the Company meets its obligations and protects its interests.
Key Responsibilities
· Investigate complex repairs and maintenance issues to identify root causes and determine appropriate solutions.
· Inspect residential buildings where appropriate, applying practical surveying skills and an understanding of building pathology.
· Analyse contractor reports, survey findings, photographs, maintenance records and other evidence to reach balanced, well-reasoned conclusions.
· Research and apply legal responsibilities, statutory obligations and relevant guidance relating to residential repairs and maintenance.
· Prepare clear, accurate and persuasive written representations that reflect and protect the Company’s position when responding to complaints, legal correspondence and regulatory enquiries.
· Represent the Company’s position professionally in correspondence with tenants, solicitors, local authorities, Environmental Health Officers and other third parties.
· Coordinate contractors, surveyors and specialist consultants, ensuring investigations and remedial works are completed efficiently and to the required standard.
· Monitor contractor performance and challenge poor standards where necessary.
· Make sound, evidence-based recommendations, balancing legal, technical, commercial and customer considerations.
· Support continuous improvement by identifying recurring issues and recommending practical solutions to improve processes and reduce future risk.
About You
You are likely to have at least ten years’ experience in a role involving repairs, maintenance or building investigation within residential property, housing, facilities management, construction, building surveying or a related discipline.
Most importantly, you will possess exceptional analytical ability and excellent written communication skills.
You will be able to:

· Understand how buildings fail and identify the likely causes of defects.
· Analyse technical information and conflicting evidence.
· Research unfamiliar legal or technical issues and apply them confidently.

· Exercise sound judgement and make well-reasoned decisions.
· Manage multiple complex cases while maintaining exceptional attention to detail.
· Build productive relationships with contractors, consultants, local authorities and colleagues.
