Role Overview
Minors & Brady are seeking a proactive and commercially minded individual to manage annual rent reviews across our managed property portfolio. The role is office-based at either our Wroxham or Oulton Broad office, and focused on maximising rental income for landlords, retaining management instructions, and generating additional revenue through landlord services and products.
Key Responsibilities
- Conduct annual rent reviews for managed properties.
- Assess current market rental values using comparable property data, local market knowledge, and market trends.
- Present rent increase recommendations to landlords and provide professional advice on rental strategy.
- Negotiate proposed rent increases with tenants and manage associated communications.
- Issue Section 13 notices where required (administration largely automated).
- Identify opportunities to upsell landlord services, particularly Rent & Legal Protection cover.
Candidate Profile
- Strong communication and negotiation skills, particularly over the telephone.
- Confident discussing market values, rental trends, and commercial recommendations.
- Able to handle challenging conversations professionally with both landlords and tenants.
- Sales-minded with the ability to identify and convert opportunities for additional services.
- Organised and self-motivated with good attention to detail.
- Previous lettings experience is beneficial but not essential.
- Candidates from sales, customer service, estate agency, recruitment, account management, or similar relationship-driven backgrounds would be preferred.
Success Measures
- Rent review completion rates.
- Rental income growth achieved for landlords.
- Conversion of landlord service and insurance products.
- Retention of managed properties and re-let instructions.
- Revenue generated through re-letting and ancillary services.
- Manage the re-letting process for existing managed properties when tenants give notice.
- Advise landlords on achievable rental values and marketing strategy for re-lets.
- Negotiate re-letting fees and secure instructions to bring properties back to market.
- Work closely with lettings and property management teams to ensure smooth transitions between tenancies.
This role would suit an articulate, commercially aware individual who enjoys negotiation, relationship management, and helping landlords maximise the return on their property investments.
This role is full-time, including Saturday working (1 in 2 or 1 in 3, depending on candidate).
Pay: £30,000.00-£35,000.00 per year
