Lead a Major Transformation Programme at AEM Living

As our business continues to evolve, we are embarking on an important portfolio-wide programme to modernise legacy lease structures across our villages. We are now looking for an experienced Lease Transition Project Manager to play a key role in successfully delivering this strategic programme.
The Opportunity
The Lease Transition Programme is a major strategic initiative for AEM Living, initially being rolled out across our Audley and Mayfield villages.
The programme provides existing homeowners with a voluntary opportunity to move to a revised lease structure, designed to better align with the long-term operating model of the business while providing homeowners with greater choice around how their charges are structured.
Underpinned by the principles of fairness, transparency and customer choice, this is a complex programme requiring careful coordination, clear communication and exceptional homeowner engagement.
As Project Manager, you'll take a leading role in delivering the programme across multiple villages, bringing together homeowner engagement, communications, legal processes, operational teams and senior stakeholders to ensure each rollout is well planned, professionally delivered and continuously improved.
This is a highly visible role offering the opportunity to work across the AEM Living portfolio and make a tangible contribution to one of the organisation's key strategic priorities.
The Role
This role will require you to work from the London office 2 days per week and be based in a village on average 2 days per month.
You'll be responsible for:
- Supporting the planning and delivery of the Lease Transition Programme across multiple villages.
- Developing and maintaining detailed implementation plans covering milestones, timelines, dependencies, resources and risks.
- Coordinating activity across Legal, Marketing, Operations and senior leadership to ensure effective programme delivery.
- Driving a prompt and well-managed rollout at each village while adapting the approach to individual site requirements.
- Supporting and delivering homeowner presentations, meetings and engagement activities.
- Explaining the lease transition offering clearly and confidently to homeowners and village teams.
- Coordinating responses to homeowner questions through our Q&A Hub and other communication channels.
- Building trust and credibility with homeowners through clear, professional and empathetic communication.
- Working with internal teams and external partners to develop presentations, FAQs, communications and supporting materials.
- Ensuring programme documentation remains accurate, consistent and up to date, including liaison with external organisations and advisers where required.
- Tracking engagement, pipeline progression, participation and conversion trends across villages.
- Preparing clear reports, analysis and presentations for senior leadership and investors.
- Identifying programme risks, issues and opportunities and recommending appropriate action.
- Capturing lessons learned from each rollout and using these to continuously improve the homeowner journey and delivery approach.
- Working closely with the Legal Process Coordinator to ensure homeowner engagement and legal execution remain aligned.
- Helping develop a scalable and repeatable model for future rollouts across the AEM Living portfolio.
About You
You'll be an accomplished Project Manager who combines excellent organisation and delivery skills with the ability to build relationships and communicate complex information clearly.
This isn't a role where you'll simply manage a project plan from behind a desk. You'll be engaging directly with homeowners, presenting to groups, working with senior stakeholders and coordinating multiple teams to keep a complex programme moving forward.
You'll understand the importance of balancing commercial objectives with an exceptional customer experience and will be comfortable handling sensitive or detailed conversations with professionalism and empathy.
Qualifications
- Degree or equivalent experience in Business, Real Estate, Property, Law, Finance or a related discipline.
- Project management qualification would be advantageous but is not essential.
Experience
- Proven experience delivering complex projects involving multiple stakeholders and workstreams.
- Experience managing projects from planning and mobilisation through to implementation and completion.
- Background within property, real estate, legal, financial services or another complex customer-focused environment would be advantageous.
- Strong experience of stakeholder and customer engagement.
- Experience coordinating activity across multiple functions and external partners.
- Experience preparing presentations, reporting and recommendations for senior audiences.
- Experience working across multiple locations or delivering phased programme rollouts would be advantageous.

Pay: £80,000.00-£90,000.00 per year
