About the opportunity
JA Properties Co. is looking to work with an ambitious, commercially minded individual to identify and originate commercial property acquisition opportunities across selected UK markets.
We acquire properties directly, with a particular focus on industrial buildings suitable for conversion to self-storage.
This is a self-employed, commission-only opportunity with no basic salary. You will receive £20,000 for each qualifying property acquisition you originate that proceeds to completion.
The role offers substantial flexibility and would suit someone with strong commercial instincts who is confident building relationships with property owners, commercial agents and other market contacts.
What you'll be doing
- Proactively identify suitable commercial properties and potential acquisition opportunities
- Build relationships with commercial property owners, agents and other introducers
- Generate off-market opportunities through direct outreach and networking
- Make initial contact with owners and establish whether there is a genuine opportunity to sell
- Gather key property information including size, tenure, asking price or owner expectations, occupancy and planning use
- Present suitable opportunities clearly and concisely
- Maintain relationships with relevant contacts to generate repeat deal flow
You will be given clear acquisition criteria so you can focus your time on opportunities that have a realistic prospect of proceeding.
What we're looking for
Commercial property experience is advantageous but not essential. We are particularly interested in people with backgrounds in areas such as:
- Commercial property agency
- Property acquisitions or investment
- Commercial surveying
- Property sourcing
- Business development or deal origination
- Commercial property brokerage
More important is the ability to proactively create opportunities rather than simply monitor properties already advertised for sale.
You should be:
- Confident speaking directly with property owners and agents
- Persistent without being overly aggressive
- Commercially minded and able to recognise a potentially attractive opportunity
- Comfortable working independently
- Organised and responsive
- Able to build genuine long-term relationships
Property criteria
Our principal focus is acquiring freehold industrial and warehouse properties, with a particular focus on buildings suitable for self-storage conversion.
Typical opportunities are approximately 7,500–20,000 sq ft, although we will consider properties outside this range where there is a compelling reason to do so.
We are particularly interested in opportunities that are off-market or not being widely marketed.
Remuneration
£20,000 completion fee for each qualifying property opportunity originated by you that we acquire and that proceeds to completion.
A qualifying opportunity must meet our acquisition criteria, be genuinely originated or introduced by you, and not already be known to or under active consideration by JA Properties Co. Full eligibility and payment terms will be agreed before you begin sourcing opportunities.
This is a self-employed, commission-only opportunity. There is no basic salary and no guaranteed level of earnings.
