Property Maintenance Manager
Location: Birmingham
Pay: £15.00–£16.00 per hour (depending on experience)
Job Type: Full-time, Permanent
Hours: Monday to Friday | 9:00 AM – 5:00 PM (35 hours per week)

Aspect Housing provides supported accommodation across Birmingham, helping vulnerable adults access safe, high-quality housing and support services.
We're looking for an experienced Property Maintenance Manager to lead our maintenance team, manage our growing property portfolio, and ensure our homes remain safe, compliant, and maintained to the highest standards.

What You'll Be Doing
As Property Maintenance Manager, you will:
- Manage the day-to-day running of the maintenance department.
- Lead, motivate and support a team of maintenance operatives.
- Allocate and monitor reactive repairs and planned maintenance works.
- Carry out regular property inspections across Birmingham.
- Ensure all properties meet Health & Safety and housing compliance standards.
- Manage contractor performance and approve quotations.
- Monitor maintenance budgets and control costs.
- Keep accurate records of repairs, inspections and compliance documentation.
- Work closely with Operations, Housing Management and Compliance teams.
- Produce reports and identify opportunities to improve services.
Essential Requirements
✔ Previous experience managing a property maintenance team or maintenance department.
✔ Strong knowledge of building maintenance and repairs.
✔ Experience coordinating contractors and multiple maintenance projects.
✔ Excellent organisational and administrative skills.
✔ Strong communication and leadership skills.
✔ Confident using Microsoft Office and digital systems.
✔ Full UK Driving Licence.
✔ Access to your own vehicle (business mileage paid where applicable).
Desirable
- Experience within supported housing, social housing or residential property.
- Trade qualification (Electrical, Plumbing, Carpentry or Building Maintenance).
- Knowledge of compliance requirements including Gas Safety, Fire Safety, EICRs and PAT Testing.
- IOSH, NEBOSH or similar Health & Safety qualification.
