About Nexgen Ltd
Nexgen Ltd is delivering a prestigious new-build residential development in Ackworth comprising a bespoke high-quality dwelling, detached annexe, garage, extensive landscaping works, drainage infrastructure, retaining structures and associated external works.
Planning approval has been secured and the project is currently progressing through planning condition discharge, detailed design development, procurement and mobilisation.
We are seeking an experienced Site Manager with strong planning and programming capabilities to join the team during the pre-construction phase and lead the project through mobilisation and construction.
This role is initially one day per week but is intended to transition into a full-time Site Manager position upon commencement of site works.
The Opportunity
This role is ideally suited to an experienced construction professional who enjoys both planning and delivery.
The successful candidate will become involved at an early stage and help shape the project programme, procurement strategy and mobilisation plan before taking responsibility for site delivery.
Unlike a traditional Site Manager role, this position requires strong project planning, scheduling and coordination skills alongside practical site management experience.
Key ResponsibilitiesProgramme Management & Planning
A primary function of this role will be ownership and management of the project programme.
Responsibilities will include:
- Developing and maintaining the master construction programme.
- Producing detailed procurement schedules.
- Producing 4-week and 8-week look-ahead programmes.
- Managing critical path activities.
- Identifying programme risks and proposing mitigation measures.
- Coordinating consultant deliverables and information release schedules.
- Monitoring planning condition discharge requirements and their impact on programme.
- Managing subcontractor procurement timelines.
- Producing recovery programmes where delays occur.
- Reporting programme performance to Directors and Clients.
Pre-Construction Responsibilities
- Review design information and identify buildability issues.
- Assist with procurement and tender reviews.
- Attend design coordination meetings.
- Review structural, architectural and civil engineering information.
- Assist in preparation of Construction Phase Plans.
- Assist with F10 notification requirements.
- Develop site logistics and mobilisation plans.
- Coordinate utility applications and statutory approvals.
- Prepare site establishment requirements.
Construction Phase Responsibilities
Upon project commencement, responsibilities will expand to include:
- Day-to-day site management.
- Health & Safety management.
- Management of subcontractors and suppliers.
- Quality control inspections.
- Progress reporting.
- Coordination of consultants and Building Control.
- Management of programme and sequencing.
- Cost awareness and variation management.
- Practical completion and handover.
Essential Requirements
Applicants must demonstrate:
- Minimum 5 years Site Management experience.
- Strong residential construction background.
- Excellent programme management and scheduling skills.
- Experience producing and managing construction programmes.
- Understanding of critical path analysis.
- Ability to sequence procurement and construction activities.
- Excellent organisational and communication skills.
- SMSTS.
- CSCS Manager Card.
- First Aid at Work.
- Full UK Driving Licence.
Desirable Requirements
- Experience delivering high-end residential developments.
- Experience with complex groundworks and retaining structures.
- Experience with planning condition discharge.
- Temporary Works Coordinator qualification.
- Scaffold Inspection qualification.
- HNC, HND or Degree in Construction Management.
- Proficiency in Microsoft Project, Asta Powerproject or equivalent planning software.
