The Role
29 Homes is a well established firm managing a private portfolio of rental properties. We are looking for someone to join our small team based in Brighton. This is a versatile role for someone with a strong background in residential lettings and property managment and is eager to progress their career.
You will be responsible for the property management and lettings of a portfolio of residential properties based mostly in and around Brighton.
Key Responsibilities and Duties
- Update website and advertise properties
- Tenant viewings and right to rent checks
- Tenancy agreement preparation
- Dealing with on-going property maintenance
- Arranging mid-term tenancy inspections and dealing with any problems or maintenance reported as well as arranging any proactive maintenance after inspection.
- Compliance management - making sure each property has the relevant checks and certificates in line with current legislation.
- Handling of deposit registration at the start of the tenancy, and any disputes after the check-out and inventory process.
- Check out maintenance Overseeing property maintenance required at the end of a tenancy within a set time frame before a new tenant moves in.
- Booking in cleaners where required.
- Understanding of Property Management Legislation.
- Manage portfolio approximately 40 properties.
- Liaising with utilities at check out or subscription companies.
- Check outs and deposit returns.
Required Skills & Experience
- An experienced Property and Lettings Manager ideally with local knowledge of the Brighton area.
- Experience with HMO lettings dealing with students and young professionals
- A proven track record in property management with a passion for delivering excellent customer service.
- Resilient and positive attitude with a polite and professional approach.
- Self-motivated with good organisational skills and the ability to multi-task as part of a small busy and successful team.
- Excellent communication skills - written, verbal, and in respect of the presentation of information.
- Good computer literacy and familiarity with property management software.
- ARLA qualified or similar preferred but not essential.
- Full, clean UK driving licence.
Hours are 9.00 - 5.00 Monday to Friday increasing to 8.30 to 6.00 during peak summer season if required. Working the occasional saturday half day. If so half day given of in week.
