We are an established, family run property company based in Glasgow City Centre looking for an experienced, self-motivated, enthusiastic individual to join our team.
You will be responsible for managing, maintaining, and developing our portfolio of residential properties primarily located in the City Centre and West End.
Your role will be busy and varied and your organisation skills will be excellent to enable you to prioritise and manage property enquiries, maintenance issues, inventories, tenant leases, referencing and deposits as well as mentoring junior members of staff.
A proportion of your time may be spent visiting properties and a full UK driving licence and own car are essential requirements of this position.
As we need someone who can “hit the ground running”, you will have had at least two year’s previous experience in a property company dealing with residential lettings in Scotland, or property management.
Duties & Responsibilities:
· Processing tenant applications, conducting reference checks and preparing lease documents
· Building working relationships with landlords and tenants
· Ensuring all tenancy rent accounts are up to date
· Ensuring compliance with safety certificates etc
· Dispute management with tenants
· Managing move-ins, move-outs and swap-overs
· Logging maintenance issues and assigning work orders to contractors
· Liaising with maintenance personnel
· Mentoring junior staff members
· Other tasks as required
The ideal candidate:
· At least 2 years previous experience in residential lettings
· A thorough understanding of Scottish Private Residential Tenancy (PRT) legislation
· Professional and friendly telephone manner
· Excellent communication skills and attention to detail
· Pro-active and keen to take on new challenges as they arise
· Previous experience using SME property management system (or similar), and Fixflo
This is a full time role of 37.5 hours per week, Mon-Fri.
Salary: £28,000 to £32,000 per annum, depending on experience.
Pay: £27,000.00-£30,000.00 per year
