ROLE OVERVIEW
We need a Property Manager who can take ownership of an allocated portfolio of developments and deliver an efficient, accurate and professional property management service.
You’ll manage a Manchester-based portfolio directly, overseeing the day-to-day operations and working collaboratively with residents, clients, contractors and onsite teams to deliver a high standard of service. This is a hybrid role, with one day per week in the office.
The portfolio is designed to stay manageable, allowing focus on service quality, site standards and client relationships.
ROLE EXPECTATIONS
This role requires an experienced property management professional who can handle a diverse range of responsibilities across an allocated portfolio.
You will need to manage budgets, oversee maintenance and inspections, handle onsite staff and ensure Health & Safety requirements are met across your developments.
You will be expected to take personal responsibility for your portfolio, adopt a proactive approach to identifying and resolving issues, and uphold Rendall & Rittner’s policies, procedures and values at all times.

- Budgets, forecasts and expenditure are controlled and transparent
Section 20 consultations and major works are delivered smoothly

HOW YOU’LL SPEND MOST OF YOUR TIME
Most weeks, you’ll be:
- Managing the day-to-day performance of your residential portfolio
- Building strong relationships with clients, residents and contractors
- Preparing and controlling service charge budgets and forecasts
- Overseeing major works projects and Section 20 consultations
- Carrying out regular site inspections and ensuring H&S compliance
- Interpreting leases, legislation and best practice to give clear advice
You’ll be trusted to manage your portfolio and your time effectively, maintaining a proactive approach to continuous improvement. You’ll receive great support from the wider team, with real opportunity for progression as your career develops.

EXPERIENCE THAT HELPS
- Residential property management experience
- Strong knowledge of the Landlord & Tenant Act and leasehold legislation
- Familiarity with RICS and ARMA guidelines
- Experience overseeing Section 20 consultations and major works
TPI Associate membership (or willingness to obtain within 12 months)
