Job Summary:
We are seeking a dynamic, results-driven Sales and Lettings Negotiator to join our successful estate agency team. The ideal candidate will have a passion for property, excellent communication skills, and the ability to build strong relationships with clients. You will be responsible for handling both sales and lettings transactions, from initial enquiry through to pre tenancy move-in, and up until sale exchange of contracts stage whilst providing exceptional service and communication with all parties at every stage
Key Responsibilities:
· Welcome and assist customers and tenants at the front of house.
· Respond to enquiries via phone, email, and social media.
· Assist with the creation of marketing materials and promotional content.
· Oversee social media accounts, create online adverts, and update the website.
· Handle queries and complaints
· Assist the rest of the team when required
Sales:
· Encourage new buyers to register and match them to suitable properties
· Proactively pursue and develop new leads for sales and other services.
· Contact on an ongoing basis current and new clients to secure more sales.
· Organise and conduct property viewings and seek an offer.
· Negotiating offers between buyers and sellers
· Supporting clients throughout the sales process to completion
· Achieving personal and branch sales targets
Lettings:
· Registering new tenants and matching them to available rental properties
· Looking for new landlord opportunities and promoting our services
· Business generation activities to increase the rental portfolio
· Arranging and conducting lettings property viewings
· Securing tenancy applications and negotiating rental agreements
· Coordinating referencing, landlord feedback and move-in arrangements
· Ensuring compliance with current lettings legislation.
General Duties:
· Building and maintaining strong relationships with landlords, vendors, tenants, and buyers
· Generating market appraisals and new instructions
· Managing a database of clients and ensuring regular follow-ups
· Maintaining accurate records using CRM/property management systems
· Staying up to date with market trends and property legislation
· Representing the agency professionally at all times
Skills & Experience Required:
· Previous experience in residential sales and/or lettings (preferred not essential)
· Sales, negotiation and customer service skills in any industry
· Excellent verbal and written communication
· Ability to multi-task and work in a fast-paced environment
· Proactive and target-driven approach
· Knowledge of relevant property legislation
· Full UK driving licence and access to own business insured vehicle
