Job Summary
The Pre-Construction Manager plays a pivotal role in managing all activities prior to the commencement of construction for Enlight10 projects. The role ensures the seamless transition from concept to manufacture and site mobilisation, working closely with clients, design teams, and internal stakeholders to deliver compliant, cost-effective solutions that mitigate risk and drive margin.
Accountabilities
- Delivery of the Pre-Construction Pipeline and forward-looking Enlight10 resource plan.
- Successful management of the Enlight 10 Pre-Construction client relationships, and deliverables.
- Delivering robust manufacturable, deliverable and cost-effective outputs that maximise standardisation.
- Formation of the Enlight 10 Pre-Construction costed Risk and Opportunity Plan
- Ensuring all Enlight 10 projects follow the approved governance and Enlight 10 Way gateways incl. chairing Decision to Pursue, Decision to Bid and Adjudications.
Responsibilities
- Influence and advise on the Enlight 10 Pre-Construction processes, systems and approach to promote business improvement.
- Co-ordinate and orchestrate the pre-construction process, including feasibility studies, planning, design & DfMA development, and budgeting for Enlight 10 projects.
- Manage the Decision to Pursue and Decision to Bid gateways and ensure inputs are accurate, realistic and balanced. Offer recommendation to the Managing Director.
- Support work winning colleagues with client facing advice, feasibility guidance and early input.
- Represent the business professionally at client pre-construction meetings.
- Deliver the bid management process, collaborating with commercial, design, and delivery teams to prepare competitive tenders and proposals.
- Engage client teams and build programme level relationships and knowledge to manage framework opportunities, and work closely with our Enlight 10 team to strategically position our offer to meet client needs.
- Work within the agreed pre-construction project budget and keep accurate records of time and resources expended. Report monthly to Managing Director.
- Work closely with the Enlight 10 Estimation team to ensure sufficient information is conveyed, and outputs are clearly defined and timely.
- Ensure no unrecorded scope creep that is detrimental to Enlight 10 project aims.
- Oversee the project change control register and ensure change is accurately assessed and mitigated.
- Build and maintain strong relationships with clients, consultants, suppliers, Enlight 10 group partners and subcontractors, ensuring clear communication and alignment of project objectives.
- Ensure Enlight 10 Health and Safety team engage in pre-construction process, and ensure all CDM2015 roles are clearly identified and appointed.
- Develop project delivery strategies, identifying risks and opportunities, and implementing value engineering solutions where appropriate.
- Offer recommendation on supply chain strategy and selection for the delivery phase, and remain open to new suppliers.
- Present project status at key intervention points and gateways to delivery staff.
- Report regularly to senior management on project status, risks, and key milestones.
- Attend delivery phase key milestones to harness lessons learned for proposal back to the Managing Director.
- Ensure compliance with all relevant regulations, standards, and company policies throughout the pre-construction phase.
- Manage, mentor, and develop the pre-construction colleagues, fostering a culture of innovation, collaboration, and continuous improvement.
Key Skills
- Proven track record in project management/construction management role within the modular and construction industry.
- Comprehensive knowledge of building techniques, off-site fabrication, and project delivery methodologies.
- Strong managerial, negotiation, and communication skills.
- Strong commercial awareness and ability to manage budgets and financial forecasts.
- Experience in managing multidisciplinary teams and working with multiple stakeholders.
- Demonstrable experience in presenting to Directors and Clients.
- Relevant degree in construction management, engineering, architecture, or a related field is desirable.
- Strategic thinker with a proactive and solutions-focused approach.
- Ability to work under pressure and meet tight deadlines.
- Strong attention to detail and organisational skills.

Pay: From £70,000.00 per year
