The Role
We are looking for an experienced, organised and personable Lettings & Property Manager to take responsibility for the day-to-day management of our established portfolio of residential rental properties.
This isn't a sales or target-driven lettings role.
We're looking for someone who understands residential lettings, enjoys looking after landlords and tenants, knows how to keep a portfolio compliant and can confidently take ownership of the day-to-day workload.
The position is office-based in Irthlingborough for approximately 20 hours per week, ideally four hours per day Monday to Friday.
There may be some flexibility around the exact hours for the right person, making this particularly suitable for somebody looking for school-hours or other part-time work.
What You'll Be Doing
Your responsibilities will include:
- Managing day-to-day landlord and tenant enquiries
- Coordinating maintenance and repairs
- Liaising with contractors and obtaining quotes
- Keeping landlords and tenants updated
- Monitoring property compliance including EPCs, Gas Safety Certificates and EICRs
- Arranging inspections and following up any issues
- Managing tenancy administration
- Monitoring tenancy renewals and relevant dates
- Assisting with rent arrears and other tenancy issues
- Maintaining accurate records within our property management system
- Ensuring important tasks, communications and compliance deadlines don't get missed
- Providing friendly, professional service to our landlords and tenants
Who We're Looking For
For this particular role, previous residential lettings/property management experience is important.
You'll ideally already understand areas such as:
- EPCs
- Gas Safety Certificates
- EICRs
- Right to Rent
- Deposit protection
- Prescribed Information
- The How to Rent guide
- Smoke and carbon monoxide alarm requirements
- General tenancy administration
- Maintenance and contractor management
Experience using Alto would be particularly useful, although experience with another lettings/property management CRM would also be welcomed.
We're looking for somebody who is:

- Accurate and conscientious
- Comfortable using email, Microsoft Office and property management software

We're a small, friendly local business and we're looking for somebody who will become part of the team.
We don't expect somebody to know absolutely everything, but we do need someone with enough lettings experience to be able to look at a situation, understand what needs doing and take responsibility for getting it sorted.
We value common sense, communication and good judgement just as highly as qualifications.
Hours & Salary
20 hours per week
Ideally Monday to Friday, approximately four hours per day.
Exact working hours can be discussed with the successful applicant.
£13 – £16 per hour depending upon experience.
The role is primarily office-based at our High Street office in Irthlingborough.
