The opportunity
Wartons is looking for an experienced Commercial Property Manager to take responsibility for a diverse portfolio of commercial properties.
Based in our Stratford office, you will oversee the day-to-day performance of a mixed portfolio, potentially including office, retail and industrial assets. You will work closely with landlords, tenants, contractors and professional advisers to protect asset value, improve the occupier experience and ensure each property is managed efficiently and compliantly.
Key responsibilities
- Take ownership of the day-to-day management of a mixed commercial property portfolio.
- Build trusted relationships with clients, occupiers, contractors and other stakeholders.
- Prepare, manage and reconcile service charge budgets in accordance with lease obligations and industry best practice.
- Monitor rent collection, expenditure, arrears and portfolio performance, producing accurate client reports.
- Conduct regular property inspections and ensure actions are recorded and completed promptly.
- Oversee planned and reactive maintenance, managing contractors to achieve quality and value for money.
- Ensure properties comply with relevant health and safety, fire safety, environmental and statutory requirements.
- Support lease events, including rent reviews, renewals, licences, assignments and dilapidations.
- Identify opportunities to improve operational efficiency, occupier satisfaction and asset value.
- Provide guidance to junior colleagues and contribute to the development of the property management team.
About you
You will be an experienced commercial property manager who is confident managing competing priorities and communicating with a broad range of stakeholders. You will bring a proactive, organised and solutions-focused approach, with the judgement to handle routine matters and complex issues independently.
You will ideally have:
- Significant commercial property management experience, preferably across a mixed portfolio.
- Strong knowledge of service charges, lease obligations, property maintenance and statutory compliance.
- Experience preparing budgets, monitoring expenditure and reporting to clients.
- Excellent written and verbal communication skills.
- Strong organisation, attention to detail and commercial awareness.
- Confidence using property management software and Microsoft Office.
- A relevant professional qualification, such as MRICS, or progress towards one would be advantageous.
- A full driving licence and access to a vehicle where travel between properties is required.
