About the Role
We are seeking an experienced and motivated Supervisor to oversee the delivery of social housing repairs, voids, planned works and maintenance contracts across Dartford, Medway and Greenwich.
This is a hands-on supervisory role responsible for ensuring all works are completed safely, efficiently and to the highest quality standards, while delivering excellent customer service to residents and meeting client KPIs.
The successful candidate will lead a team of operatives and subcontractors, ensuring projects are delivered on time, within budget and in accordance with contractual requirements.
Key Responsibilities
- Supervise day-to-day operations across void properties, planned works and responsive maintenance.
- Manage and support a team of operatives, ensuring productivity, quality and compliance.
- Allocate work and monitor progress to ensure contractual targets and KPIs are achieved.
- Carry out site inspections and quality assurance checks.
- Ensure all works comply with health and safety legislation and company procedures.
- Liaise with clients, residents, housing officers and subcontractors to maintain excellent working relationships.
- Resolve on-site issues quickly and effectively.
- Conduct pre-start meetings, toolbox talks and site briefings.
- Monitor materials, plant and labour requirements.
- Ensure accurate completion of job records, reports and documentation.
- Assist with performance management, training and development of operatives.
- Support contract managers with planning, resource allocation and programme delivery.
- Promote a culture of excellent customer service and first-time fix performance.
- Manage resident expectations and handle complaints professionally where required.
Essential Requirements
- Previous supervisory experience within social housing maintenance.
- Strong knowledge of:
- Voids
- Planned maintenance
- Responsive repairs
- Property maintenance
- Experience managing direct labour and subcontractors.
- Good understanding of health and safety legislation.
- Excellent communication and organisational skills.
- Ability to prioritise workloads and meet deadlines.
- IT literate with experience using tablets or job management systems.
- Full UK driving licence.
Desirable
- SSSTS or SMSTS qualification.
- First Aid at Work.
- Asbestos Awareness.
- Experience working with local authority or housing association contracts.
