he role will be to provide an effectiveplanned and reactive mechanical and multi skilled maintenance/repairs to aclients’ site. To complete processes and procedures to ensure bothBusiness/client satisfaction and perception. Ensure site compliance with locallegislations and provide planned and reactive maintenance to site assets. Buildclose working relationships with key stakeholders to ensure smooth servicedelivery above expectations. Provide support and assistance to the EngineeringSupervisor with all aspects of the contract delivery manage key suppliers toensure a professional delivery is achieved and all works are conductedprofessionally.
KeyResponsibilities
Ensuringthe efficient and effective operation, maintenance and repair of the sitesM&E Plant and Equipment and Fabric Services
Useof the CAFM System to ensure staff’s performance and monitor service delivery.
Compliancewith and record keeping for CBRE’s ISO 90001/14001 Quality Management Systemand management of the Quality, Health, Safety + Environment responsibilities onthe site.
Assistin reactive repairs to the sites M&E systems
Completingreactive and Planned Preventative Maintenance tasks ensuring optimum levels ofservice delivery are being achieved.
Ensurethat Planned Preventative Maintenance is carried out in line with taskschedules and industry best practices.
Firstline supervision of Specialist Service Contractors, including Induction andsigning off and actioning minor works listed on service report sheets inconjunction with the Contract Manager.
Formulating,Assessing and Validating Risk Assessments and Method Statements
attendmonthly team meeting to be held, including toolbox talks.
AttendCBRE QHSE short course when required.
Completerequired training to ensure that they are competent to undertake works.
Operationsday to day requirements from client to be managed by Account Manager or hisrepresentative.
Accessiblefor out of hours queries/phone calls to assist operation to the building.
Liaisingwith QHSE or Account Manager when internal audits are conducted.
Responsiblefor closing out N/Cs following QHSE audits.
Implementationof operational processes to facilitate in efficient operation of the contract.
Assistthe contract/business in creating innovative tools for creating new innovativeideas to facilitate the maintenance to the contract.
Applicationof organisational policies and procedures
PersonSpecification/Requirements
Atleast two years at a similar level or equivalent
Educatedto a minimum of City & Guilds level 3 or equivalent in a mechanicaldiscipline
Ableto compile and manage the Log Book system and encourage management of the logbooks through the team
Knowledgeof current technical standards in relation to Fire Alarm Systems, Generators,Mechanical and Electrical Services, HV & AC and Water Systems Treatment
Knowledgeof Lifts and associated services
Excellentknowledge of the operation of Mechanical & Electrical Services and plant.
Abilityto interrogate and operate BMS’s systems.
Knowledgeof business-critical services i.e., UPS and Comms Rooms etc.
Needsto be able to maintain high standards of service levels with the team.
Clientfacing, to be able to work in different environments and be able to communicatewith different internal and external customers.
