Job Title: Contracts Surveyor
Reports to: General Manager - Fit Out
Location: Head Office, 60 Boucher Place, Belfast, BT12 6HT. You will also be required to work at any of the Company’s sites which you are assigned to in UK, Ireland and Worldwide.
Summary of the Role:
To ensure all surveying functions are efficiently carried out on allocated Fit Out projects and that all available profit is extracted.
Key Responsibilities / Accountabilities:
- Liaise with Estimating, Purchasing and Contracts Manager / Project Manager / Coordinator, regarding the procurement of sub-contract packages, ensuring compliance with contract deadlines and give advice on all known market intelligence.
- Examine and analyse contracts documents ensuring that BREEAM and Section 106 clauses are identified. Carrying out feasibility studies as well as risk analysis evaluations.
- Ensure accurate and timely sharing of information with the Contracts Manager, Estimating and Buying departments in pre-start meetings.
- Analyse and select potential sub-contractors from tender documents and cost packages.
- Organise the division of component work packages to sub-contractors.
- Liaise with the Surveying Administrator in the issue of sub-contractor orders and ensuring that the process schedules are in place.
- Liaise with site management in connection with variations, dayworks confirmation of instruction, cost control, waste management and appropriate issue of Architect Instructions.
- Prepare and submit payments for sub-contractors.
- Prepare and submit detailed regular valuations and cost appraisals.
- Following completion of project work packages ensure that all the sub-contractor performances are rated and updated in Gateway.
- Establish and maintain good relations with Clients / Design Teams and their representatives, as well as any other stakeholders, and ensure that opportunities for future work are followed through.
- Maintain comprehensive and accurate records of own activity related to projects on Gateway to ensure traceability.
- Facilitate the monitoring, tracking and reporting on planning conditions related to the project such as local spend, local procurement etc.
- Maintain control procedures in accordance with the Company’s Integrated Management Systems ISO 9001, ISO 14001 and ISO 45001.
- Fulfil company CPD requirements undertaking all relevant training and development activities as required.
- Attend industry dinners, functions, seminars etc., as required on behalf of the Company.
- Fulfil the role of mentor as and when required.
- Contribute to the Company’s ESG initiatives and activities.

Person Specification:
Required Experience:
- 5+ years’ experience of surveying, planning, directing and coordination of projects.
- 3+ years’ experience of successfully managing and coordinating work packages for projects.
- 2+ years’ experience of successfully managing a team of surveyors.
- Existing DV clearance, or willingness to undertake DV clearance.
- Sound understanding of the construction process.
- Proven track record of negotiating contracts with multi-disciplined sub-contractors.
- Building and managing of client expectations.
- Preparing, producing and presenting reports to Senior Management and Clients on a regular basis.
- Experience of NEC3 Contracts preferred.
Desirable Experience:
- Experience of carrying out appraisals.
- Relevant technical knowledge.
- Contract law knowledge.
- Ability to read architectural drawings.
- Understanding of building law and regulations.
- In depth knowledge of health and safety matters.
- Experience producing detailed costing reports to senior management.
- Experience creating/developing innovative surveying techniques and or processes.
- Previous demonstrable Experience in a construction and/or Fit Out Company.
Required Education:
- A Degree in Surveying / Quantity Surveying recognised by the RICS or CIOB.
- CSR or CSCS Card.
- COSHH Accreditation.
Desirable Education:
- Post Graduate Surveying qualification.
- Project Management Qualification.
- RICS Chartered Membership.
- CIOB Accreditation.
- SSSTS or SMSTS Card.
- Recognised First Aid at Work Qualification.
