Property Manager – UK Residential Lettings
Salary: £35,000–£40,000 per annum (depending on experience)
About the Role
We're looking for a proactive, organised, and customer-focused Property Manager to oversee a portfolio of residential properties across the UK. You'll be responsible for delivering exceptional service to landlords and tenants while ensuring properties are managed efficiently, remain fully compliant, and achieve the highest standards of occupancy and maintenance.

Key Responsibilities
- Manage a portfolio of residential rental properties from move-in through to tenancy end.
- Coordinate tenancy renewals, rent reviews, inspections, inventories, check-ins, and check-outs.
- Arrange and oversee maintenance works, planned preventative maintenance, contractor appointments, and emergency repairs.
- Build and maintain strong relationships with landlords, tenants, contractors, local authorities, and third-party suppliers.
- Ensure all properties remain fully compliant with current UK legislation, including:
- Gas Safety Certificates
- Electrical Installation Condition Reports (EICRs)
- Energy Performance Certificates (EPCs)
- Smoke and Carbon Monoxide Alarm Regulations
- Tenancy Deposit Protection
- Right to Rent requirements
- Property licensing requirements where applicable
- Monitor rent payments, manage arrears, and liaise with landlords regarding payment issues and recovery options.
- Resolve tenant enquiries and complaints promptly, delivering excellent customer service and achieving positive outcomes.
- Conduct regular property inspections and prepare detailed reports with recommendations for landlords.
- Obtain contractor quotations, instruct works within agreed limits, and monitor contractor performance to ensure quality and value for money.
- Maintain accurate records using property management software, ensuring all documentation is up to date and audit-ready.
- Prepare reports for landlords on property performance, maintenance expenditure, compliance, and tenancy status.
- Work closely with the Lettings team to ensure smooth handovers between new lets and ongoing property management.
- Identify opportunities to improve portfolio performance, landlord retention, and tenant satisfaction.
- Ensure compliance with company policies, health and safety requirements, and industry best practice.
About You
We're looking for someone who is organised, proactive, and passionate about delivering exceptional customer service.
You will have:
- Previous experience managing a residential lettings portfolio within the UK.
- Strong working knowledge of current UK lettings legislation and compliance requirements.
- Excellent communication, negotiation, and conflict resolution skills.
- Strong organisational skills with exceptional attention to detail.
- The ability to prioritise a busy workload and manage multiple properties effectively.
- A commercial mindset with a proactive, solution-focused approach.
- Experience using property management software such as Alto, Arthur, SME Professional, Reapit, or similar.
- Good IT skills, including Microsoft Office.
- A professional, approachable manner with a commitment to delivering outstanding customer service.
Desirable
- ARLA Propertymark Level 3 qualification (or working towards).
- Full UK driving licence and access to a vehicle.
- Experience managing HMOs and licensed properties.
- Knowledge of landlord licensing schemes and local authority requirements.
- Understanding of service charge or block management (advantageous).
- Experience working within a growing or multi-site property business.

Pay: £35,000.00-£54,272.81 per year
Work Location: Hybrid remote in Golders Green NW11
