Mountjoy Ltd provides maintenance and repair services to residential properties across the Woking Borough area. The workstreams include responsive repairs, planned works, damp and mould cases, complex repairs, disrepair cases, and remedial works arising from complaints.
We are seeking a conscientious, enthusiastic, and experienced Planned and Compliance Repairs Manager with a positive, solutions-focused approach. Applicants must have a strong background in housing maintenance and repairs, with experience as a supervisor or manager. The postholder must always maintain a professional appearance and attitude and act politely and courteously. All contract employees are required to pass a Disclosure and Barring Service (DBS) check.
KEY RESPONSIBILITIES
- Take primary responsibility for Awaab’s Law cases, complex and high-value repairs, larger planned scopes, disrepair cases and complaint-related properties from initial referral through to satisfactory completion and closure.
- Coordinate inspections, specialist surveys and technical investigations, ensuring root causes are identified and comprehensive, technically appropriate scopes of work are prepared.
- Develop and manage programmes of work, ensuring that statutory, contractual and locally agreed timescales are recorded, monitored and achieved, with risks or potential delays escalated promptly.
- Manage work in progress with the Resource Controller, Supervisors and subcontractors, securing the necessary trades, specialist resources, materials and plant and maintaining accurate records on FES and relevant trackers.
- Maintain effective communication with residents, Woking Borough Council and other stakeholders, providing clear progress updates and ensuring resident vulnerabilities and communication requirements are considered throughout delivery.
- Ensure Supervisors, operatives and subcontractors deliver the complete scope safely, efficiently and to the required quality, including compliance with approved RAMS, permits to work and site-operating procedures.
- Monitor the cost, quality, progress and performance of complex and planned works through site visits, progress meetings, inspections and appropriate challenge of delays, variations, incomplete works and repeat visits.
- Ensure completed works are quality checked and supported by comprehensive evidence, including photographs, certificates, test results, inspection records, resident communications and client approval where required.
- Line-manage allocated Supervisors and support the recruitment, induction, performance management, coaching and development of employees and subcontractors while promoting a positive health and safety culture.
- Work collaboratively with and provide reciprocal cover for the Reactive Repairs Manager; participate in the out-of-hours management Rota and deputise for the Contract Manager when required.

QUALIFICATIONS
- NVQ Level 2 or equivalent in a relevant trade or construction discipline (Essential)
- IOSH Managing Safely or equivalent (Essential)
- SSSTS Health and Safety or equivalent (Desirable)
EXPERIENCE
- 2+ years’ experience supervising housing maintenance repairs, planned works or project works (Essential)
- 3+ years’ line-management experience (Essential)
- 5+ years’ relevant trade or housing maintenance experience (Desirable)
