An insight to the role:
The role of Night Concierge will be to deliver a responsive, efficient, high quality and customer focused estate management service, to ensure communal facilities and services provided in our properties are reliable, safe, and good quality. You should be able to show that you have excellent communication skills and the ability to manage a busy workload. You must have the ability to think on your feet and take responsibility and ownership for the building and staff working closely with the head office Estates team and Property Manager.
The role is your chance to have a front-line impact and influence us to create places where people want to live. You will take part in day-to-day tasks that will ultimately ensure the smooth running of the development including some caretaker duties and cleaning of the site.
You will also ensure that timely and quality services are always carried out.
Key Requirements:
· Operate in line with the values of Livingcity Group of companies to deliver the highest levels of customer service. Provide a professional and knowledgeable estate and facilities service to residents in a range of developments and resolve issues efficiently and effectively.
· Building inspections – inspect and grade communal areas and estates, raising any issues, following up with appropriate corrective actions.
· Building improvements – identify opportunities to improve a development.
· Facilities management – provide a responsive and efficient estate, block and facilities management service to ensure our residents’ communal areas are pleasant and well-maintained.
· Cleaning- you will be required to clean the building to a high standard including cleaning of the communal and exterior areas of the building, bin stores, walkways, entrance ways and stairwells.
· Work collaboratively with internal colleagues and teams to ensure effective, efficient and customer focused delivery of services relating to communal areas, facilities, and estates.
· Maintain the necessary written/electronic records and systems to ensure accurate and complete records, including those related to communal inspections and health and safety checks.
· Supervising and coordinating the work of contractors.
· Directing, coordinating, and planning essential central services such as reception, security, maintenance, cleaning, waste disposal and recycling
· Ensuring that the building meets health and safety requirements and that facilities comply with legislation.
· Checking that agreed work by staff or contractors has been completed satisfactorily and following up on any deficiencies.
· Responding appropriately to emergencies or urgent issues as they arise and dealing with the consequences.
Essential Job Functions:
· Ability to prioritise own workload to ensure the efficiency of each shift is productive.
· Ensure the delivery of a first-class concierge service to all occupants and site visitors.
· Manage the receipt, safe storage and collection of occupants parcels.
· Complete regular building walk rounds both internally and externally to identify areas of potential Health & Safety concerns, ensuring these issues that cannot be immediately solved are correctly logged and relayed to the relevant parties for remediation.
· Ensure the appearance of the development, where required complete cleaning duties including litter picking.
· Provide direct assistance to occupant’s queries.
· Monitor and manage the correct usage of the car park and appropriately deal with unauthorised vehicles following the designated process.
· Control the buildings waste management to ensure that all refuse both commercial and residential is correctly stored and disposed.
· Ensure the suitability of designated facility areas, including cleaning and restock of consumables.
· Maintain the overall appearance of the development consisting of general cleaning duties throughout, with a specific focus on the main entrance and associated front desk areas.
· Follow the set procedures for notifying management of deficiencies or repairs required.
· Complete building safety tests to ensure that life critical systems are operational as required under the relevant legislation.
Desirable Attributes:
- Experience of residential management or similar experience of inspecting and assessing quality defined criteria and implementing solutions.
- Strong IT skills and proficiency using email.
- Able to demonstrate experience of delivering customer focused services in a demanding environment.
- Strong organisational skills.

- Ensure dynamic risk assessments are undertaken when completing tasks involving the process of continuously of identifying hazards, assessing risk, and ensuring appropriate action is taken if risks are identified.
