Maintenance Team Leader - Property Portfolio
Location: Wigan & Chorley, with occasional travel to Chester
Portfolio: Residential & Commercial Properties
Salary: £35,000 per annum
Hours: 40 hours per week. On-call duties will also be required.
The Opportunity
We are seeking an experienced, hands-on Maintenance Team Leader to lead the day-to-day maintenance of our residential and commercial property portfolio.
The role combines practical maintenance with team leadership. You will undertake repairs and maintenance alongside the team, prioritise and allocate work, coordinate external contractors where specialist work is required, and maintain our high standards.
Working closely with the M&A Properties team and Directors, you will help ensure our properties are safe, well maintained, compliant and professionally presented.
A separate Maintenance Team Leader is responsible for our care homes. The two roles will work closely together and provide mutual support and cover across the wider maintenance operation when required.
Key Responsibilities
- Undertake planned, reactive and preventative maintenance across the property portfolio
- Diagnose faults and carry out a broad range of general building and maintenance works, including plumbing, carpentry, joinery, decorating and property fabric repairs (depending on qualifications/experience)
- Lead, organise and support the maintenance team, allocating work and maintaining high standards of workmanship
- Coordinate external contractors, including obtaining quotations where appropriate and monitoring quality, progress and value for money
- Ensure maintenance activities are undertaken safely and in accordance with applicable UK legislation, regulations and company procedures
- Ensure appropriate inspections, servicing, certification and maintenance records are maintained
- Identify issues proactively and implement practical, cost-effective solutions
About You
You will be an experienced maintenance professional with strong multi-trade skills and the ability to lead a team while remaining actively involved in the work.
You will have:
- Significant experience in property, building or facilities maintenance
- Strong practical skills across a range of building trades
- Experience leading, supervising or coordinating maintenance teams and contractors
- The ability to diagnose faults, solve problems and prioritise competing demands
- A sound understanding of health, safety and property compliance requirements
- Good knowledge of requirements relating to areas such as fire safety, electrical and gas safety, legionella, asbestos and general building safety
- Good organisational and communication skills
- A proactive, reliable and cost-conscious approach
- The judgement to recognise when specialist contractors or professional advice is required
A relevant trade or maintenance qualification would be advantageous.

- Full UK driving licence and access to your own vehicle
- Willingness to travel across Wigan, Chorley and Chester
- Willingness to work collaboratively with the Care Homes Maintenance Team Leader and provide support or cover where required
