Senior Projects & Operations Manager
Location: Based at East Lane Business Park, Wembley (HA9 7NA), with travel between sites as required.
(A company vehicle will be provided for travel between sites during the working day from the base location.)
Salary: £65,000 – £70,000 depending on experience
Hours: Monday–Friday, 8:00am–5:00pm (42.5 hours per week)
Job Summary
We are seeking an experienced Senior Projects & Operations Manager to lead project delivery and support Facilities Management operations across a multi-site commercial landlord estate portfolio.
This is a hands-on leadership role within a fast-paced, commercially focused estate environment. The successful candidate will be responsible for leading refurbishment, maintenance, infrastructure, lifecycle, compliance-related, dilapidation and operational improvement projects from planning through to completion.
The role will involve managing multiple concurrent projects, coordinating contractors and suppliers, controlling project costs, supporting procurement activity, managing programme delivery, and ensuring works are delivered safely, efficiently and with minimal disruption to live estate operations.
The role also forms part of the wider FM operational leadership structure, working closely with the Head of FM, Facilities & Compliance Manager, contractors, consultants and internal stakeholders to ensure project activity is aligned with operational priorities, compliance requirements, estate standards and wider commercial landlord objectives.
The successful candidate will need to be commercially aware, highly organised, confident managing contractors and projects, and comfortable operating in a hands-on environment where live operational priorities and project delivery need to be carefully coordinated.
Key Responsibilities
- Lead refurbishment, maintenance, infrastructure, lifecycle, dilapidation, compliance-related and operational improvement projects
- Manage project programmes, budgets, delivery timelines, risks, reporting and project documentation
- Coordinate contractors, consultants, suppliers and stakeholders across multiple concurrent projects
- Manage contractor procurement, tender activity, negotiation, performance and commercial outcomes
- Ensure works are delivered safely, efficiently, commercially and to agreed estate standards
- Monitor project costs, quality, risks, programme performance and value delivery
- Coordinate project works within live estate environments to minimise operational disruption
- Work closely with the FM team to align project delivery with operational priorities, compliance requirements and estate standards
- Support Health & Safety and CDM compliance across project and contractor activities
- Review and manage RAMS, permits, contractor documentation and safe systems of work where required
- Support departmental performance, reporting, operational improvement and lifecycle/capital works planning
- Provide leadership and coordination across FM operations, compliance activity, contractors and shared operational resources
Experience
- Proven experience leading and managing projects within commercial, operational, landlord, FM or multi-site environments
- Strong project delivery experience across refurbishment, maintenance, infrastructure, lifecycle, compliance or capital works projects
- Strong contractor management, procurement, tendering, negotiation and commercial project delivery experience
- Experience managing multiple concurrent projects in live operational environments
- Strong understanding of Health & Safety, CDM, RAMS, permits and contractor control
- Experience managing project programmes, budgets, costs, risks, reporting and documentation
- Experience coordinating works across contractors, consultants, suppliers, operational teams and internal stakeholders
- Experience supporting FM operations, estate standards, compliance activity and service continuity during project works
- Strong organisational, communication, leadership and stakeholder management skills
- Commercial awareness with a practical, hands-on operational approach
- Experience within commercial landlord, estate management, multi-occupancy or FM environments preferred
- PRINCE2, APM or equivalent project management qualification desirable
- CAFM or project tracking system experience desirable
- Full clean manual driving licence
This is a site-based, hands-on project and operational leadership role requiring strong commercial awareness, contractor management experience and the ability to deliver multiple estate projects within live commercial environments.
Pay: £65,000.00-£70,000.00 per year
