Job Title: Property Manager
Site Location: Settio Property Experience LTD, 77 Marsh Wall, Canary Wharf Estate, London, E14 9SH
Reporting to: Head of Property Management
Hours: Monday to Friday 9am to 5pm
Salary: £30,000-£35,000, subject to experience
Purpose of the role:
This is an exciting opportunity for you to join an enthusiastic, high performing team. We are seeking an efficient, organised and customer service focused property professional to join our team in London. You will be part of a strong team built on excellency and collaboration, you will manage a portfolio of ~130 units that will be mostly based in London, with some remote management in Birmingham and Manchester also likely. You will possess an ability to remain open minded, ‘get stuck in’ and collaborate across departments, this will be essential to your place within property management and the business as a whole. You’ll hold exceptional organisational skills with the ability to prioritise your workload effectively, a keen eye for detail and a strong desire to deliver a high standard of work to any task you turn your hand to.

The responsibilities of the role includes but is not limited to:
- Facilitating tenants' on moving in day (check in) and moving out/contract end date (check out) procedures.
- Liaising with landlords and tenants to ensure all their needs are met within a timely manner, in accordance with company SLA’s.
- Coordinating with contractors and developer aftercare teams regarding maintenance and/or repair requirements, and to build strong relationships alike.
- Ensuring all properties meet current regulatory health and safety standards and ensuring the business is risk- averse and following the highest compliance standards for all regulatory bodies.
- Managing tenancy deposits, liaising with the TDS and Reposit.
- Processing eviction requests in accordance with the necessary legal requirements.
- Work alongside the accounts team to and assist with arrears chasing, where required.
- When required, completing Section Notices, and other legislative documentation.
- Utilities management and invoice handling when required (HIU’s, energy, water, council tax, etc).
- Passing of the ARLA Propertymark Level 3 Residential Lettings and Property Management Qualification, preferably within the first 12 months of employment, which will enhance your knowledge and provide you with confidence in your role.
Key Skills Required:
- Minimum 18 months' experience in similar property management role.
- A desire to work towards Propertymark ARLA level 3 Qualification.
- Previous experience working with all generalist Microsoft packages (Outlook, Word, Excel etc).
- Able to demonstrate confidence in industry specific regulations and standards.
- Confident in all aspects of varied property management role, including maintenance and liaising the full end of tenancy and deposit process, meeting service level driven KPI’s.
- Exceptional service standards and communications essential.
- Exceptional organisational skills (prioritisation) and time keeping.
- Ability to work in a fast-paced environment.
- Ability to build and maintain strong relationships with clients, landlords and tenants.
