Job Summary:
Royal Properties Scotland Ltd. is seeking a Senior Property Operations Manager to oversee the day-to-day management of residential and commercial property operations, ensuring operational efficiency, tenant satisfaction, regulatory compliance, and the successful delivery of property management services. The role focuses on leading property operations, managing maintenance programs, optimizing asset performance, and supporting the company's long-term growth strategy.
Key Responsibilities:
- Lead and oversee daily operations across residential and commercial property portfolios
- Develop and implement operational strategies to improve property performance, occupancy, and tenant satisfaction
- Manage property maintenance, facilities management, repairs, and contractor performance
- Monitor operational budgets, service charges, and cost-control initiatives
- Ensure compliance with UK property regulations, health and safety standards, and company policies
- Build and maintain strong relationships with tenants, property owners, suppliers, and external service providers
- Analyze operational KPIs and implement continuous improvement initiatives to maximize asset value
- Lead, mentor, and develop property management and facilities teams while promoting operational excellence
Requirements:
- Bachelor's degree in Property Management, Real Estate, Business Administration, Facilities Management, or a related field (Master's degree is an advantage)
- Extensive experience in property operations, real estate management, facilities management, or asset management
- Strong knowledge of residential and commercial property operations, leasing practices, maintenance management, and regulatory compliance
- Experience managing operational budgets, vendor contracts, and property performance metrics
- Excellent leadership, communication, negotiation, organizational, and problem-solving skills
- Professional membership or qualifications with organizations such as RICS, IRPM, or IWFM are advantageous

Pay: £68,000.00-£92,000.00 per year
