PRIMARY PURPOSE
The Residential Property Manager is responsible for the operational, financial and legal management of a residential portfolio within a large-scale mixed-use development. Acting on behalf of the landlord/developer, the role ensures regulatory compliance and effective handling of leasehold matters, disputes and tribunal proceedings.

KEY RESPONSIBILITIES
Property & Portfolio Management-
Oversee day-to-day management of residential assets, ensuring high standards of service delivery and resident satisfaction

Implement asset management strategies to protect and enhance value

Work alongside the managing agents, ensuring performance aligns with contractual obligations and KPIs

Conduct regular site inspections to ensure compliance with health, safety and operational

Lease Management & Compliance-
Interpret and support residential leases, tenancy agreements and associated documentation

Advise internal stakeholders on lease obligations, covenants and landlord responsibilities

Ensure compliance with relevant legislation (e.g. Landlord & Tenant Act, Housing Acts, service charge regulations)

Work with the managing agents on service charge budgets, reconciliations and consultation processes (e.g. Section 20 where applicable)
Legal, Disputes & Tribunal Management-
Lead on residential disputes including breaches of lease, arrears, anti-social behaviour and service charge challenges

Prepare and manage cases for tribunal proceedings (e.g. First-tier Tribunal (Property Chamber) or equivalent), including evidence gathering, submissions and representation coordination

Work closely with internal/external legal teams on litigation, enforcement action and dispute resolution

Manage forfeiture processes, possession proceedings and enforcement of covenants where required

Maintain detailed documentation to support legal proceedings and ensure audit compliance
Financial Management-
Oversee residential budgets, service charge expenditure and financial performance of the portfolio

Monitor arrears and implement recovery strategies in conjunction with the managing agents

Review and approve major expenditure and ensure value for money

Support long-term financial planning (e.g. reserve funds, capital works programmes)
Stakeholder Management-
Act as the key liaison between residents, leaseholders, internal teams, legal advisors, and the managing agents

Handle escalated resident complaints and sensitive issues professionally and efficiently

Provide clear reporting to senior leadership on operational, legal and financial performance

Build strong relationships to support community engagement and reputation management
Health, Safety & Compliance-
Ensure compliance with all statutory obligations, including building safety, fire safety and regulatory requirements

Ensure managing agents and contractors operate in line with regulatory and company standards

SKILLS AND EXPERIENCE
Essential-
Extensive experience in residential property management (preferably client-side or in a complex mixed-use setting)

Strong working knowledge of residential leases, service charges and landlord/tenant legislation

Proven experience handling tribunal cases, legal disputes and enforcement actions

Ability to interpret legal documents and liaise effectively with legal advisors

Excellent stakeholder management and negotiation skills
-
Strong financial literacy relating to service charges and property budgets
Desirable-
Professional qualification (e.g. IRPM, ARMA, RICS or equivalent)

Experience working within large-scale developments

Knowledge of building safety legislation (e.g. Building Safety Act where applicable)
