Senior Block / Property Manager
Salary: £40,000 - £50,000 per annum, depending on experience
Location: Oxford
Hours: Full-time, Monday to Friday, 37.5 hours per week
Working Pattern: Office-based with regular site visits and occasional evening meetings

You'll manage a varied portfolio, acting as a key point of contact for leaseholders, residents and clients while overseeing maintenance, service charges, compliance, major works and day-to-day estate management.
The Role
As a Senior Block / Property Manager, you'll take responsibility for the effective management of your portfolio, balancing day-to-day property management with longer-term planning and asset management.
You'll regularly attend properties, carry out inspections, attend client and resident meetings and work closely with contractors, surveyors and other professional advisers.
The role offers genuine autonomy and responsibility, with the opportunity to influence how properties are managed and ensure clients and residents receive a consistently high level of service.
You'll need to be comfortable managing multiple priorities, making decisions and taking ownership of issues through to resolution.
Key Responsibilities
- Manage a portfolio of residential blocks and managed properties.
- Act as the main point of contact for leaseholders, residents and clients.
- Manage leaseholder correspondence and communicate updates regarding estate and property management matters.
- Attend client and resident meetings, including occasional evening meetings, and prepare minutes where required.
- Carry out regular site inspections, meetings and property surveys in line with contractual requirements.
- Oversee day-to-day, contracted and cyclical maintenance.
- Coordinate contractors and ensure works are completed to an appropriate standard.
- Prepare scopes of works for routine and smaller repair projects.
- Support the project management of major works alongside surveyors and other property professionals.
- Manage Section 20 consultation processes for major works.
- Prepare annual service charge budgets and monitor expenditure throughout the year.
- Report on service charge expenditure and financial performance where required.
- Ensure Health and Safety requirements are met and recommendations are implemented.
- Manage property insurance matters, including claims, renewals and policy enquiries.
- Coordinate legal proceedings relating to service charge arrears and lease breaches.
- Monitor and maintain compliance across the managed portfolio.
- Review and improve estate management policies and procedures.
- Keep up to date with changes in property legislation, regulations and industry best practice.
- Work collaboratively with colleagues across the wider Asset Management team.
- Build and maintain strong relationships with clients, residents, leaseholders and contractors.
About You
We're looking for an experienced property professional with a strong understanding of block, leasehold or residential property management.
You may currently be working as a Block Manager, Senior Block Manager, Property Manager, Senior Property Manager, Residential Property Manager or Estate Manager and be looking for an opportunity offering greater responsibility and career development.
You'll ideally have:
- Previous experience managing residential blocks, leasehold properties or a varied property portfolio.
- Strong knowledge of property management and estate management processes.
- Experience dealing with leaseholders, residents, clients and contractors.
- Experience managing service charge budgets and expenditure.
- Knowledge of Section 20 consultation requirements and major works.
- Understanding of Health and Safety and property compliance requirements.
- Excellent communication and customer service skills.
- Strong organisational and time management abilities.
- The ability to manage multiple priorities and deadlines effectively.
- A proactive approach with the confidence to take ownership and make decisions.
- Strong attention to detail and accurate record keeping.
- The ability to build positive working relationships with colleagues, clients and external suppliers.
- A professional, reliable and honest approach.
- Flexibility to attend occasional evening meetings where required.
Qualifications
A relevant professional qualification would be advantageous, although full support and development will be available for the right candidate.
TPI or RICS qualification is preferred.
Candidates who are working towards a relevant qualification and have strong practical property management experience will also be considered.
