SENIOR COMMERCIAL PROPERTY MANAGER
Nottingham | £45,000–£60,000 + Performance Bonus | Full Time | Office Based
We are a privately owned property investment business expanding aggressively across the East Midlands. Our founder is stepping back from day-to-day operations to focus entirely on growth and acquisition, and we need the right person to take over everything he currently runs and help drive what comes next.
We are actively acquiring across the East Midlands and this portfolio will be significantly larger in three years than it is today. You will be at the centre of that growth, managing what exists, identifying what is next, and building your own role, team and earnings as the business scales.
This is not a nine-to-five role. This is an office-based position in Nottingham, we are looking for someone who is present, engaged and part of the team.
THE ROLE
- Take full ownership of a commercial and mixed-use property portfolio
- Conduct regular site visits and identify issues before they become costly
- Carry out rent reviews and benchmark rents against current market evidence
- Stay sharp on property values, market trends and rental movements across the region
- Prepare Heads of Terms for new lettings, renewals and lease restructures
- Manage lease renewals, break clauses and dilapidations
- Identify and evaluate new acquisition opportunities
- Prepare investment appraisals and present clear recommendations to directors
- Negotiate acquisitions, disposals and commercial terms
- Manage contractors, compliance and day-to-day property operations
- Own P&L reporting, budgets, forecasts and cash flow
- Build and maintain relationships with tenants, agents, developers, solicitors and investors
- Produce professional reports, correspondence and proposals to a high standard
WHAT WE ARE LOOKING FOR
- MRICS qualified or working towards it
- Experienced in reading and writing contracts and leases
- Proven commercial property experience, you have run a portfolio, not just supported one
- Strong knowledge of property values, market trends and comparable evidence
- Experience carrying out rent reviews and managing lease transactions
- Strong financial and appraisal skills
- Experience advising on acquisitions and disposals
- Excellent communication skills, written and verbal, you will deal with everyone from tenants to lenders to solicitors
- Confident and professional at all levels, equally comfortable in a board meeting and on a building site
- Strong IT skills, Excel, property management software, reporting tools
- Self-starter who takes initiative and works with real autonomy
- Experience with dealing with Councils, Utility companies and Legal matters.
- Smart, presentable and commercially sharp
- Full UK driving licence

- £45,000–£60,000 depending on experience

- Do you have active, hands-on experience managing a mixed portfolio that contains both commercial assets (retail, industrial, or office) and residential lets (ASTs)?
- This role requires managing RICS-compliant service charges and building financial appraisals from scratch. On a scale of 1–10, how would you rate your Advanced Excel skills (e.g., building pivot tables, XLOOKUPs, and cash flow models for yield calculations)?
