Asset & Commercial Property Portfolio Strategic ManagerSenior Commercial Property Investment, Asset Management & Portfolio Strategy Role
We are looking for a highly capable, commercially minded and experienced Asset & Commercial Property Portfolio Strategic Manager to take a senior role in the strategic management, growth and optimisation of a substantial commercial property portfolio held across multiple companies.
This is a high-value, commercially focused position and is not a traditional property management or administrative role.
The successful candidate will work closely with the directors to actively manage the portfolio, identify opportunities to increase asset values, improve returns, release capital and redeploy funds into new investment opportunities.
The role will involve overseeing the full property investment lifecycle, including acquisitions, refinancing, remortgaging, asset enhancement, leasing strategy, capital expenditure, disposals and reinvestment.
We are looking for someone who can take ownership of the portfolio, understand the commercial and financial position of individual assets, identify opportunities and risks, and help drive the long-term investment strategy of the business.
Key ResponsibilitiesPortfolio Strategy & Asset Management
- Take strategic oversight of a substantial portfolio of commercial property assets held across multiple companies.
- Review each asset regularly to understand its value, income, financing position, lease profile, risks and opportunities.
- Develop clear asset strategies designed to maximise capital value, rental income and investment returns.
- Identify underperforming assets and recommend strategies to improve performance.
- Prepare and maintain individual asset business plans and portfolio-level strategies.
- Monitor yields, valuations, rental income, occupancy levels, lease events, capital expenditure and overall asset performance.
- Identify opportunities to reposition, refurbish, re-let, redevelop or otherwise enhance properties.
- Work proactively to increase the value and bankability of assets.
Refinancing, Remortgaging & Capital Release
A major part of the role will be actively managing the financing position of the portfolio.
Responsibilities will include:
- Reviewing existing mortgages, loan facilities and refinancing arrangements.
- Identifying opportunities to refinance or remortgage assets to release equity and improve funding terms.
- Working with banks, lenders, commercial finance brokers and valuers.
- Preparing property and financial information required for refinancing applications.
- Monitoring loan-to-value ratios, interest rates, repayment profiles, covenants and refinancing dates.
- Identifying opportunities to consolidate or restructure borrowing where commercially beneficial.
- Helping the directors determine when capital should be released from existing assets.
- Ensuring released capital is deployed efficiently into acquisitions, improvements or other investment opportunities.
- Maintaining visibility over debt maturity dates and ensuring refinancing is planned well in advance.
The successful candidate should understand that property equity is working capital and should continually assess how capital can be used most effectively across the portfolio.
Acquisitions & Investment Opportunities
The role will also involve helping identify, analyse and execute new commercial property acquisitions.
Responsibilities may include:
- Identifying suitable investment opportunities.
- Reviewing acquisition opportunities presented by agents, brokers and other contacts.
- Carrying out initial commercial appraisal of potential purchases.
- Assessing purchase price, rental income, yield, tenant quality, lease structure, financing requirements and potential exit value.
- Identifying opportunities where value can be created through active management.
- Preparing investment recommendations for the directors.
- Coordinating due diligence with solicitors, surveyors, lenders, valuers and accountants.
- Helping negotiate acquisitions and ensuring transactions progress efficiently through to completion.
- Reviewing potential off-market opportunities and maintaining relationships with commercial property agents and introducers.
Disposals & Capital Recycling
The role will actively consider when assets should be sold rather than simply held indefinitely.
Responsibilities will include:
- Identifying properties that may have reached their optimum value.
- Recommending strategic disposals where capital could be deployed more effectively elsewhere.
- Preparing properties for sale to maximise achievable value.
- Appointing and managing commercial agents.
- Reviewing offers and advising directors on sale strategy.
- Coordinating solicitors, agents and advisers through the disposal process.
- Assessing whether proceeds should be used to repay debt, fund acquisitions, undertake capital works or be reinvested elsewhere.
The objective is to ensure that capital continually works efficiently across the portfolio.
Asset Enhancement & Value Creation
The successful candidate will actively seek opportunities to add value to existing properties.
This may include:
- Lease renewals and regears.
- Rent reviews.
- Improving tenant mix.
- Reducing vacancy.
- Subdividing or reconfiguring accommodation.
- Refurbishment and improvement works.
- Change of use opportunities.
- Development or redevelopment potential.
- Improving lease length or covenant strength.
- Increasing rental income before refinancing or disposal.
- Resolving title, planning, access or property management issues that may restrict value.
- Identifying opportunities to improve EPC ratings, compliance or building condition where this enhances marketability or financing options.
The role requires someone who naturally asks:
“How can we make this asset worth more?”
rather than simply:
“How do we manage this property?”
Leasing & Tenant Strategy
- Oversee vacant units and leasing activity across the portfolio.
- Work with commercial agents to ensure properties are being marketed effectively.
- Monitor enquiries, viewings, negotiations and offers.
- Review proposed lease terms commercially before legal documentation is progressed.
- Consider the wider impact of tenant selection, lease length, incentives, break clauses and covenant strength on asset value.
- Identify upcoming lease expiries and develop strategies well in advance.
- Work to minimise void periods and maximise sustainable rental income.
- Support negotiations relating to lease renewals, rent reviews, regears and surrenders.
Financial & Commercial Oversight
The successful candidate should have a strong commercial understanding of how property assets generate and preserve wealth.
Responsibilities will include:
- Monitoring rental income and property-level profitability.
- Understanding gross and net yields.
- Reviewing operating costs and opportunities to improve net income.
- Monitoring arrears and significant tenant issues.
- Reviewing service charges where applicable.
- Assessing proposed capital expenditure against expected return.
- Reviewing property valuations and market evidence.
- Maintaining visibility over portfolio equity and borrowing.
- Producing clear portfolio performance reports for the directors.
- Helping prioritise where capital should be invested to achieve the strongest risk-adjusted return.
Management & Operational Leadership
Although this is primarily a strategic asset and investment role, the successful candidate will also ensure that the operational side of the portfolio functions properly.
Responsibilities will include:
- Managing and supervising property, administrative and operational staff.
- Ensuring tasks are properly delegated, followed up and completed.
- Holding team members accountable for agreed actions and deadlines.
- Establishing clear internal workflows and reporting structures.
- Ensuring property records and asset information are complete and accurate.
- Improving systems for monitoring leases, contractors, maintenance, insurance, utilities, compliance, service charges and key dates.
- Ensuring important property matters are not missed or delayed.
- Coordinating internal staff, contractors, agents, solicitors, surveyors, accountants, lenders and other advisers.
The successful candidate should be capable of moving comfortably between board-level commercial discussions and practical property-level problem solving.
Reporting to the Directors
The role will work closely with the directors and will be expected to provide concise, commercially useful information rather than simply reporting activity.
This will include:
- Highlighting major opportunities.
- Identifying risks before they become problems.
- Presenting refinancing opportunities.
- Recommending acquisitions and disposals.
- Reporting on portfolio performance.
- Identifying capital requirements.
- Monitoring major lease events.
- Reporting on vacancies and letting activity.
- Identifying assets requiring intervention.
- Providing clear recommendations and action plans.

The Ideal Candidate
