We are an SME business of 40 years standing, owning a portfolio of 250 freehold ground rents with 1,000 long leaseholders.
We seek an experienced Property Manager to manage part of this portfolio, the role being self-employed.
We do not require attendance at an office. How you organise your time is up to you and our offer is complete remote working. We are looking for a highly-motivated, hands-on, problem-solving candidate who can form positive relationships with leaseholders in what can be a contentious business.
You will be backed by an Accounts Team, our in-house Surveyors and, under exceptional circumstances, by the Directors.
Key responsibilities
· Manage a portfolio of freehold properties end-to-end to a consistently high standard
· Build and protect strong freeholder/ leaseholder relationships
· Visit properties periodically to inspect and report issues of concern to our Surveyors
· Arrange and monitor routine tasks such as cleaning, gardening and testing of electrical systems
· Act as a point of contact between leaseholders and contractors
· Write and issue Section 20 paperwork, using our standard templates
· Liaise with our building insurers as and when required
· Prepare annual accounts and budgets, for approval by the Accounts Manager
Essential
· At least 3 years of experience in managing freeholds
· Excellent organisational skills and the ability to manage a busy portfolio without dropping detail
· Strong communication skills and a professional, calm approach to freeholder/ leaseholder relationships
· Confidence in instructing and managing contractors
· Taking decisions promptly based on prior experience and initiative
· Full understanding of the process of consulting upon Major Works under Section 20 of the Landlord and Tenant Act 1985
· Excellent written English and proficiency in Zoom and Microsoft Outlook, Word and Excel
· Based within 8 miles of Croydon
Desirable
· Work during evenings and weekends up to four times per annum, when emergencies arise
· Ability to read and correctly interpret long leases
· Chair Virtual Meetings and take Minutes from recordings
· Use of emerging technologies, e.g. ChatGPT
· Higher level skills in Excel, or willingness to learn these skills by attending courses at our expense
Remuneration
· £30/ hour, 35 hours per week. These hours may vary if some weeks are busier than others.
· ‘Phone and high-spec laptop provided. Mileage rates, using your own vehicle, to be agreed.
Pay: £47,500.00-£50,000.00 per year
