Job Description: As a Land Manager within McGoff Construction Partnerships team, you will be responsible for sourcing, appraising and securing land development opportunities that support the company’s growth and partnership-led housing delivery. You will work closely with internal teams and external stakeholders to build and maintain a strong and profitable land pipeline. Your duties would include assisting with the following:
Strategic and Business Development

Identify and secure land-led residential development opportunities (open market, affordable, mixed tenure).

Lead entry into package deal structures with:

Registered Providers (Housing Associations)
-
Local Authorities
-
Institutional investors
-
Developers requiring contractor-led land solutions.
-
Build long-term strategic relationships with land agents, planning consultants, RPs, and funding partners.

Establish the company’s market reputation as a credible land promoter and development partner.
Land Acquisition & Appraisal
-
Identify, appraise and submit offers to acquire land opportunities in line with business requirements and profitability targets.

Oversee land appraisal modelling including:
-
Residual land value analysis
-
Viability assessments
-
Planning risk analysis
-
Cashflow forecasting
-
Negotiate heads of terms, option agreements, and conditional contracts.
-
Manage due diligence processes (legal, technical, environmental, planning).
-
Develop a detailed understanding of regional market dynamics and competitor activity.
-
Undertake land appraisals including residual and comparable valuations.
Planning & Pre-Development
-
Oversee planning strategy for acquired and controlled sites.
-
In conjunction with Pre-Construction Manager appoint and manage external consultants (planning, engineering, architecture).

Ensure schemes are:

Deliverable

Policy compliant

Commercially viable

Aligned with contractor delivery strengths.

Drive value engineering at concept stage.
Partnerships & Stakeholder Management
-
Build and maintain relationships with landowners, agents, local authorities, housing associations, registered providers, and funding partners

Negotiate package deal terms including:

Design specification
-
Payment structures
-
Risk allocation
-
Longstop dates
-
Represent the business at industry forums and regional housing groups.

Represent McGoff Construction professionally to secure and progress development opportunities.
Collaboration & Governance
-
Work closely with development, planning, sales and technical teams to coordinate offers and early-stage investigations.

Prepare and present land opportunities to senior management in line with internal governance processes.

Ensure risk registers are maintained from acquisition through delivery.
Pipeline & Performance
-
Build and manage a strong land pipeline aligned with regional business strategies.

Monitor progress of sites through to offer acceptance and pre-contract stages.
Compliance & Reporting
-
Ensure compliance with health & safety, environmental, legal and Group policies.

Prepare accurate reports and documentation in line with internal procedures.
Requirements
-
Degree or equivalent experience in Real Estate, Planning, Surveying or a related field.

Proven experience in land acquisition or development within housebuilding or land agency.
-
Strong negotiation, networking and stakeholder management skills.
-
Commercial awareness with strong financial and appraisal skills.
-
Established network within regional housing market.
-
Excellent communication and presentation abilities.
-
Experience with joint ventures, strategic land or partnership agreements.
