Summary
We are seeking a Property Manager (Revenue & Guest Experience) Based in Bury St Edmunds, this role is vital in managing property operations, enhancing guest satisfaction, and maximizing revenue. Your contribution will support our mission to deliver outstanding property services and create memorable experiences for our clients.
We're looking for an organised, proactive and commercially minded Property & Revenue Manager to oversee the day-to-day operation of our luxury short-term rental and events venue, The Greyhound, in Bury St Edmunds.
This is much more than simply managing bookings. We want someone who is passionate about maximising occupancy, increasing revenue and delivering an exceptional 5-star guest experience. The role is primarily home-based, with fortnightly visits to the property and additional visits when required.
Key Responsibilities:
- Guest Experience & Booking Management, Respond promptly to all guest enquiries before, during and after each stay.
- Manage Airbnb, Booking.com and any other booking platforms.
- Maintain excellent guest reviews and 5-star standards.
- Coordinate cleaners and contractors to ensure smooth guest changeovers.Resolve guest issues quickly and professionally.
- Revenue & Pricing Management, take ownership of pricing across all booking platforms, maximise revenue by adjusting prices according to demand, Increase rates during High-demanding seasonal periods, reduce prices strategically where appropriate to maximise occupancy.
- Identify new ways to market The Greyhound, seek additional advertising platforms beyond Airbnb and Booking.com and promote the property as a venue for Family celebrations, Hen parties, Corporate events etc.. Suggesting ideas that increase bookings and profitability.
- Property Management, Visits the property every two weeks.
- Carry out detailed inspections, produce maintenance action lists and ensure the property, garden and outdoor areas remain to a very high standard.
- Photograph improvements (works constantly being undertaken) and update online listings.
- Administration: Update calendars and booking systems.Create invoices and quotations.Manage payments for additional services such as the hot tub and sauna.Maintain accurate booking records.
-Inventory, Monitor stock of guest supplies.Order replacement items.Purchase urgent supplies locally when required.
We're Looking For Someone who has experience in hospitality, Airbnb or property management and is commercially minded and enjoys maximising revenue. Someone who has excellent customer service skills, Is highly organised and self-motivated. Confident using Airbnb, Booking.com and online systems, lives within reasonable travelling distance of Bury St Edmunds, has their own vehicle and can respond to urgent guest issues outside normal office hours when necessary.
The successful candidate won't simply manage bookings—they will actively grow the business by, increasing occupancy, maximising nightly rates, growing revenue year-on-year, maintaining outstanding guest reviews, finding new marketing opportunities and continuously improving guest experience.
Pay: £15.00 per hour
