Due to the ongoing growth of A & R Miles Ltd and our expanding portfolio of significant renovation and refurbishment projects, we are seeking an experienced Contracts Manager to join our team. The successful candidate will assume full operational responsibility for accepted projects, from estimator handover to completion and final sign-off. This role includes managing multiple live projects, overseeing site teams and subcontractors, and handling programmes, materials, costs, quality, health and safety, client communication, and overall project performance. The Contracts Manager will report directly to the Managing Director and will play a vital role in supporting the company's continued growth while upholding our high standards of delivery.

Job Summary
Due to the continued growth of A & R Miles Ltd and an increasing portfolio of substantial renovation and refurbishment projects, we are seeking an experienced Contracts Manager to join our team. The successful candidate will take full operational responsibility for accepted projects, from estimator handover through to completion and final sign-off. This includes managing multiple live projects, site teams, subcontractors, programmes, materials, costs, quality, health and safety, client communication and overall project performance. Reporting directly to the Managing Director, this person will play a central role in supporting the company’s continued growth and maintaining our high standards of delivery.
Key Responsibilities
- Take full responsibility for all accepted projects following handover from the estimating team.
- Manage projects from mobilisation through to completion, snagging and final client sign-off.
- Review quotations, scopes of work, drawings, specifications and client requirements.
- Prepare and maintain realistic project programmes.
- Coordinate labour, employed operatives and subcontractors across multiple live projects.
- Order materials and manage suppliers, deliveries, costs and lead times.
- Conduct regular site visits, progress meetings, inspections and quality checks.
- Act as the main operational contact for clients throughout each project.
- Provide clients with regular progress updates and manage expectations professionally.
- Monitor project costs, timescales, quality and commercial performance.
- Identify delays, risks and resource requirements and implement appropriate solutions.
- Identify, record and obtain approval for variations before additional work proceeds.
- Ensure compliance with health and safety requirements, RAMS and company procedures.
- Maintain accurate project records, progress photographs and handover documentation.
- Coordinate with the office and accounts teams regarding stage payments, variations and final invoices.
- Manage snagging and remedial works through to satisfactory completion.
- Confirm when project stages and completed works are ready for invoicing.
- Report regularly to the Managing Director on progress, labour, costs, risks and client matters.
- Help develop and improve the company’s project-delivery systems as the business grows.
Experience
- Proven management experience in overseeing renovation or refurbishment projects within the construction industry.
- Strong background in contract negotiation, drafting, and administration.
- Demonstrated leadership skills with the ability to motivate teams and manage multiple stakeholders effectively.
- Extensive knowledge of project management tools such as Microsoft Project; proficiency in Microsoft Office applications is essential.
- Excellent communication skills to facilitate clear dialogue among diverse teams and clients.
- Solid understanding of construction processes, safety standards, and legal requirements related to refurbishment projects.
- Valid driving license is preferred for site visits and client meetings as needed.
- Prior experience with IT systems relevant to construction management is advantageous.
