Charterhouse Surveyors Ltd is an established, independent family-run practice of Chartered Building Surveyors and Chartered Building Engineers, based in Chester and operating across the North West of England, North Wales and surrounding areas. Established approximately 15 years ago, we have developed a strong local reputation for providing high-quality, independent property advice.
Our core business is residential surveying, specialising in pre-purchase surveys, including RICS Level 2 Homebuyer Reports and Level 3 Building Surveys, together with defect reports, building condition assessments and structural inspections. We are also a multidisciplinary property consultancy, offering complementary services including architectural design, structural engineering, project management, party wall surveying and wider property consultancy.
As the practice continues to grow, we are looking to expand our team while maintaining the personal service, technical standards and reputation on which the business has been built.
Role Description
We are seeking an experienced Residential Surveyor to join our growing team. The primary role will involve undertaking RICS Level 2 and Level 3 pre-purchase residential surveys, inspecting a range of properties and preparing clear, accurate and professionally presented reports.
The successful candidate will independently assess property condition, identify defects and potential risks, provide practical and impartial advice, and communicate effectively with clients, agents and other professionals.
Whilst pre-purchase surveying will form the core of the role, we would ideally like the successful candidate to have, or be willing to develop, additional skills in areas such as valuation, project management, party wall surveying, defect diagnosis, structural inspection or architectural services. Support and training will be provided where appropriate.
Key Responsibilities
* Undertake RICS Level 2 and Level 3 residential surveys.
* Inspect properties of varying ages, construction types and conditions.
* Identify defects, building pathology and maintenance requirements.
* Prepare clear, detailed and technically accurate reports.
* Provide impartial advice to clients regarding defects, repairs and further investigations.
* Manage survey instructions, appointments and reporting deadlines.
* Liaise professionally with clients, agents, solicitors and other property professionals.
* Undertake additional surveying and consultancy services where appropriately qualified.
* Develop additional professional skills and contribute to the continued growth of the practice.
* Maintain professional standards, records and ongoing CPD.
Qualifications & Experience
* Member of RICS – AssocRICS, MRICS or FRICS.
* Minimum two years’ experience undertaking residential pre-purchase surveys.
* Strong knowledge of residential construction, building pathology and common defects.
* Excellent written and verbal communication skills.
* Good organisational and time-management skills with the ability to work independently.
* Competent IT and report-writing skills.
* Full UK driving licence and willingness to travel throughout the North West and North Wales.
* Commitment to professional standards, ethical practice and continued development.
Desirable Additional Experience
Experience in one or more of the following would be advantageous, but not essential:
* Residential valuation.
* Party Wall surveying.
* Project management.
* Defect diagnosis and building pathology.
* Structural inspection.
* Architectural design or structural engineering.
* Other property consultancy services.
Candidates who do not currently have these additional skills but are keen to learn and broaden their professional experience are encouraged to apply.

Pay: £30,000.00-£40,000.00 per year
