Our parks feature holiday lodges, static caravans, touring pitches, glamping facilities, and extensive communal outdoor amenity areas. We are an ambitious company — actively developing and expanding our park portfolio — and our lettings operation is central to how guests first experience the Horizon standard.
Trossachs Holiday Park sits on the doorstep of the Loch Lomond & The Trossachs National Park, one of Scotland's most visited destinations. The letting side of the park is a significant growth opportunity for the business, and this role has been created to take ownership of it.
The Role
We are looking for a commercially minded Lettings Manager to take full ownership of the holiday letting operation at Trossachs Holiday Park on a permanent, employed basis. You will be accountable for occupancy, revenue and guest satisfaction across every let unit on park, and for growing the letting business — both by improving yield on the existing fleet and by bringing new units and booking channels into it.
This is a hands-on management role that combines day-to-day operational control with commercial discipline. You will manage arrivals, departures, housekeeping standards and maintenance coordination, while also setting pricing, managing distribution channels, and reporting performance to the Head of Operations. The successful candidate will be as comfortable walking a unit before a changeover as they are building a seasonal rate plan or presenting a weekly trading report.
You will be based on park at Trossachs, working closely with the park manager, maintenance team and head office. As the letting programme develops across the wider group, there is genuine scope for the role to grow with it.
Key Responsibilities
Lettings Operations
- Guest Journey: Manage the end-to-end guest experience for all let units — enquiry, booking, pre-arrival communication, check-in, in-stay support, departure and post-stay follow-up.
- Changeover Management: Own the changeover process, coordinating housekeeping, linen, laundry and maintenance so every unit meets a consistent, published standard before each arrival.
- Inspection Programme: Run a rolling inspection programme across the fleet, logging faults and defects and driving them to completion through the park's job tracker system.
- Calendar Control: Manage the letting calendar, resolve clashes and overbookings, and control owner-let and maintenance blocks.
- Guest Resolution: Act as the escalation point for guest complaints, resolving issues on park wherever possible and applying goodwill or refunds within agreed authority levels.
- Unit Standards: Ensure all let units and their surroundings comply with health, safety, fire, gas and electrical requirements, and that certification and records remain current.
Revenue & Growth
- Commercial Accountability: Own occupancy and revenue targets for the letting fleet, reporting performance against budget on an agreed cycle.
- Pricing Strategy: Set and manage seasonal rate plans, minimum-stay rules, short-lead discounting, midweek and shoulder-season offers, and dynamic adjustments in response to demand.
- Channel Management: Manage distribution across all booking channels — direct website, OTAs and short-term letting platforms — keeping rates, availability, content and imagery accurate and consistent.
- Fleet Growth: Identify units suitable for letting and recruit owner units into a managed sublet or hire scheme where appropriate.
- Direct & Repeat Business: Grow direct bookings and repeat custom through guest data, follow-up campaigns and a returning-guest offer, working with the marketing function on creative and copy.
- Ancillary Revenue: Develop incremental income streams including late checkout, hot tub hire, pet fees, welcome packs, activity packages and local partnerships.
- Sales Pipeline: Feed letting insight and warm guest leads into the holiday home sales pipeline, recognising that let guests are a significant source of ownership enquiries.
Data, Reporting & Analysis
- Data Ownership: Own the letting data set — bookings, occupancy, average daily rate, RevPAU, lead time, length of stay, channel mix, cancellation rate and cost per changeover.
- Regular Reporting: Produce a weekly trading report and a monthly performance pack covering results against budget and prior year, forward bookings on the books, and the actions being taken.
- Demand Analysis: Analyse booking patterns to inform pricing, minimum-stay rules and marketing spend, and to plan staffing and housekeeping resource ahead of demand.
- Guest Satisfaction Tracking: Track review scores, verbatim feedback and complaint themes, and translate them into specific operational fixes.
- Systems Discipline: Maintain accurate records in the park's operational systems and workbooks, keeping the letting elements of the Parks Operations Hub current.
Team Leadership
- Team Management: Lead, rota and develop the housekeeping and reception resource supporting lettings, setting clear standards and holding the team to them.
- Seasonal Recruitment: Recruit, induct and train seasonal staff ahead of each peak, and manage performance through the season.
- Cross-Team Working: Work closely with the park manager, maintenance team and grounds staff so letting requirements are planned into the wider park schedule rather than competing with it.
Compliance & Administration
- Legislation: Ensure letting activity complies with relevant legislation, including consumer protection, short-term let licensing requirements applicable in Scotland, and data protection.
- Documentation: Maintain accurate guest records, terms and conditions, and booking documentation.
- Cost Control: Control the letting cost base — housekeeping, linen, utilities, consumables and commissions — and flag variances against budget.
Skills, Experience & Qualifications
Essential
- Demonstrable experience managing holiday lettings, self-catering accommodation, serviced accommodation or a hospitality operation with accountability for occupancy and revenue.
- Commercial confidence with pricing and yield — able to explain the reasoning behind a rate decision, not simply apply a formula.
- Strong numeracy and practical data skills, including confident use of Excel or Google Sheets for reporting and analysis.
- Experience with a property management system, channel manager or booking platform.
- Proven people management experience, including seasonal or shift-based teams.
- Excellent written and spoken communication, with the judgement to handle complaints and difficult conversations calmly.
- Highly organised, comfortable managing competing priorities during changeover days and peak periods.
- Full, clean UK driving licence.
- Flexibility to work weekends, bank holidays and peak periods, with time off taken in quieter parts of the season.
Desirable
- Experience in the UK holiday park, caravan or lodge sector.
- Familiarity with short-term let licensing requirements in Scotland.
- Working knowledge of holiday home sales and how lettings feed the sales pipeline.
- Experience with Airbnb, Booking.com and similar channels at listing-optimisation level.
- Digital marketing capability — email campaigns, social content and listing copy.
- Experience managing hot tub compliance and servicing regimes.
Key Performance Measures
Performance in the role will be assessed against the following measures, agreed and reviewed with the Head of Operations:
- Occupancy: Annual and shoulder-season occupancy across the letting fleet against target.
- Revenue: Letting revenue and average daily rate against budget and prior year.
- Fleet Growth: Number of units in the letting programme and revenue generated per unit.
- Guest Satisfaction: Review scores, repeat booking rate and complaint volume.
- Direct Business: Proportion of bookings taken direct versus commissionable channels.
- Operational Standard: Inspection pass rate, changeover reliability and open maintenance items.
- Reporting Quality: Accuracy and timeliness of the weekly and monthly reporting cycle.

Working Conditions
This role is based on park at Trossachs Holiday Park, in a rural location on the edge of the Loch Lomond & The Trossachs National Park. The working pattern follows the letting calendar rather than a standard office week: weekends, bank holidays and changeover days are core working time, with time off taken in quieter parts of the season. Peak periods are demanding and require visible, hands-on presence on park.
The role involves regular movement around the park in all weather conditions, including inspecting units, decking and outdoor areas. A reasonable level of physical fitness is required for walking the site, accessing units and occasional light manual handling. Occasional travel to other Horizon parks may be required. All necessary PPE and equipment will be provided.
