About The Role:
Synergize delivers void maintenance and project works across Ministry of Defence (MOD) housing estates throughout the South East. Operating through a subcontract delivery model across London, Kent, and the Home Counties, we provide a bespoke service to prepare vacated properties for incoming tenants.
This role is focused on ensuring properties meet the client’s move-in standard, with a strong emphasis on quality, safety, and achieving a 95% first-time pass rate.
As Void Supervisor, you will act as the key on-site representative, coordinating between the client, subcontractors, and internal teams to ensure void properties are completed efficiently and to the required standard.
Key Responsibilities
- Plan, coordinate, and supervise all void maintenance and refurbishment activities.
- Manage a team of operatives and specialist subcontractors to ensure works are completed safely, on time, and within budget.
- Undertake pre- and post-inspections of void properties to determine work requirements and verify completed works.
- Ensure all works comply with contract specifications, MOD standards, statutory regulations, and company procedures.
- Monitor productivity, quality, and performance against agreed KPIs and SLAs.
- Allocate resources effectively to maximise efficiency and minimise void turnaround times.
- Ensure all health, safety, and environmental legislation is adhered to, promoting a positive safety culture.
- Complete quality assurance inspections and ensure defects are rectified promptly.
- Liaise with clients, contract managers, planners, schedulers, supply chain partners, and residents where required.
- Maintain accurate records using company and client IT systems, including inspection reports, work orders, and completion certificates.
- Monitor material usage and authorise orders in line with budgetary controls.
- Support continuous improvement initiatives to enhance service delivery and customer satisfaction.
- Assist with emergency and out-of-hours works when required.
Health, Safety & Compliance
- Ensure compliance with the Health & Safety at Work Act and all relevant legislation.
- Carry out site audits, risk assessments, and toolbox talks.
- Ensure operatives follow safe systems of work and use appropriate PPE.
- Report and investigate accidents, incidents, and near misses in accordance with company procedures.
- Ensure compliance with asbestos awareness, electrical safety, gas safety, fire safety, and other statutory requirements.
Person Specification
Essential
- Previous experience supervising maintenance or refurbishment works within social housing, MOD, defence, or public sector contracts.
- Strong knowledge of void property processes and building maintenance.
- Excellent understanding of health and safety legislation.
- Ability to interpret specifications, schedules of work, and technical drawings.
- Strong leadership and people management skills.
- Good organisational and planning abilities.
- Excellent communication and customer service skills.
- Competent IT skills, including Microsoft Office and CAFM/work management systems.
- Full UK Driving Licence.
Desirable
- NVQ Level 3 or equivalent in Construction or a relevant trade.
- SSSTS or SMSTS qualification.
- IOSH Managing Safely or NEBOSH qualification.
- Asbestos Awareness certification.
- First Aid at Work.
- Experience working on MOD, Defence Infrastructure Organisation (DIO), or secure estate contracts.
- Knowledge of NHF Schedule of Rates.

As a Scheduler, you will play a key role within a dedicated team responsible for planning, coordinating, and optimising the delivery of reactive and planned maintenance works via the client’s asset management system, Maximo.
You will lead a team of operatives delivering responsive maintenance and minor works to MOD housing estates, ensuring all tasks are completed safely, efficiently, and to the required standard. The Working Supervisor will be hands-on, combining trade skills with supervision, coordinating daily activities, supporting compliance, and acting as the first point of contact for operative queries.
