About the Role
We are looking for an experienced and commercially driven professional to help establish and grow a new residential block-management division within our wider property group.
This is a business-development-led role. We do not currently have an established block-management portfolio. The successful candidate will be responsible for helping us build the service from the ground up, secure our first management instructions and develop long-term relationships with freeholders, Resident Management Companies, Right to Manage companies, developers and property owners.
The role will suit someone who understands residential block management but is also confident in sales, networking, pitching, tendering and converting new opportunities.
As new instructions are secured, the successful candidate will also support the mobilisation and early management of those developments, while helping the company establish the systems, processes and service standards required for sustainable growth.
Main Purpose of the Role
The main purpose of the position is to:
- Develop a residential block-management business from the beginning.
- Generate and convert new management opportunities.
- Build a strong network of potential clients and professional introducers.
- Help define the company’s block-management service offering.
- Support the onboarding and mobilisation of newly secured blocks.
- Build the operational foundation required for the division to grow.
Key Responsibilities
Business Development
- Develop and execute a practical business-development plan for residential block management.
- Identify potential clients across London, including freeholders, RMCs, RTM companies, developers and property owners.
- Build relationships with solicitors, surveyors, estate agents, accountants, developers and other professional introducers.
- Generate leads through networking, direct outreach, referrals, industry events and strategic partnerships.
- Arrange and attend introductory meetings, site visits and client presentations.
- Prepare management proposals, fee quotations, presentations and tender submissions.
- Follow up prospective clients and maintain a structured pipeline of opportunities.
- Negotiate management fees and support the completion of management agreements.
- Work with the directors to set realistic sales targets, pricing structures and growth plans.
- Maintain accurate records of leads, meetings, proposals and conversion activity using a CRM system.
Service Development
- Help define the residential block-management service offered by the company.
- Assist in developing management procedures, reporting standards and client communication processes.
- Recommend suitable block-management software and systems.
- Help establish contractor, compliance and professional-adviser networks.
- Support the creation of standard templates, including proposals, management agreements, inspection reports and client reports.
- Help develop clear pricing, fee structures and service levels.
- Ensure the proposed service is commercially viable and aligned with relevant professional standards.
- Work with the accounts, maintenance and administrative teams to establish internal responsibilities and workflows.
Mobilisation of New Instructions
- Lead or support the onboarding of newly secured developments.
- Collect and review relevant property, lease, financial, contractor and compliance information.
- Establish communication with clients, directors, leaseholders and contractors.
- Prepare initial management and action plans for new developments.
- Coordinate the transfer of records and responsibilities from previous managing agents where applicable.
- Arrange initial inspections and identify immediate operational or compliance priorities.
- Ensure newly secured developments are introduced into the company’s systems correctly.
- Maintain close communication with clients during the mobilisation period.
Early Portfolio Management
As the portfolio grows, the role may include:
- Acting as the main point of contact for newly acquired clients.
- Carrying out site inspections.
- Coordinating repairs and maintenance.
- Supporting service-charge budgeting.
- Managing contractor performance.
- Attending client and directors’ meetings.
- Responding to leaseholder and resident enquiries.
- Monitoring compliance and planned maintenance requirements.
Candidate Requirements
Essential
- Strong experience in residential block management.
- Proven business-development or sales experience within property, professional services or a related sector.
- Demonstrable ability to generate leads, build relationships and convert opportunities.
- Good understanding of residential leasehold management and the responsibilities of a managing agent.
- Experience preparing proposals, quotations, tenders or client presentations.
- Strong commercial awareness and confidence discussing fees and service structures.
- Excellent communication, negotiation and presentation skills.
- Ability to work independently and take ownership of a new business area.
- Strong organisational skills and the ability to manage several opportunities at different stages.
- Entrepreneurial, proactive and comfortable working without an established portfolio or fully developed structure.
- Professional and credible when dealing with directors, freeholders, developers and other senior stakeholders.
Desirable
- TPI, IRPM or another relevant property-management qualification.
- Existing relationships within the London block-management sector.
- Experience winning new residential management instructions.
- Experience helping establish or grow a property-management department.
- Knowledge of Section 20 consultation, service charges, major works and residential leases.
- Experience selecting or implementing property-management and CRM systems.

Pay: £34,500.00-£39,500.00 per year
