We're Hiring: Lettings Manager – Manchester
Are you an experienced Lettings Manager or Senior Lettings Negotiator looking for your next opportunity? We're looking for a proactive and knowledgeable property professional to manage a diverse residential portfolio across Manchester, including single-let properties and HMOs.

Salary: £29,000–£35,000 per annum (depending on experience) + commission
About the Role
You'll take ownership of a varied property portfolio, managing the full lettings process while ensuring exceptional service for both landlords and tenants. This is an ideal opportunity for someone who enjoys working independently, has excellent knowledge of current lettings legislation, and thrives in a fast-paced environment.
Key Responsibilities
- Manage the full lettings process from marketing and viewings through to renewals and check-outs.
- Prepare legally compliant tenancy agreements and documentation.
- Ensure all properties meet current compliance requirements, including EPCs, Gas Safety Certificates, EICRs, HMO licensing, and fire safety regulations.
- Stay up to date with current and upcoming legislation, including the Renters Reform Bill.
- Issue legal notices (Section 21, Section 8, and Section 13) and assist with the initial stages of possession proceedings.
- Manage HMO properties in line with licensing and health & safety requirements.
- Coordinate maintenance and repairs with contractors.
- Use property management software (such as Alto, Arthur, or similar) to manage compliance, tenancy records, and rent collection.
- Build strong relationships with landlords and tenants while delivering outstanding customer service.
What We're Looking For
- Minimum of 5 years' experience in residential lettings or property management.
- Strong knowledge of landlord and tenant legislation and compliance.
- Experience managing HMOs.
- Awareness of upcoming changes to rental legislation.
- Full UK driving licence and access to your own vehicle.
- Excellent communication, organisation, and problem-solving skills.
- Confident using property management software.
Working Hours
- Monday to Friday.
- Occasional evening responses may be required.
- Weekend work may occasionally be needed for viewings or urgent matters but is not routinely expected.
