Lead a High-Performing Tenancy Progression Team
An exciting opportunity has arisen for an experienced tenancy progression professional to take the next step in their career as Head of Tenancy Progression.
This is a genuine leadership position, offering the opportunity to oversee and develop a busy tenancy progression department while driving standards, compliance and customer experience across the business. Rather than managing your own pipeline alone, you'll take ownership of the entire tenancy progression function, leading the team, improving processes and ensuring every tenancy progresses smoothly from offer agreed through to move-in.
This role is ideal for someone with a strong background in residential lettings who enjoys mentoring others, implementing best practice and staying ahead of industry legislation.
The Role
As Head of Tenancy Progression, you will lead the day-to-day operation of the tenancy progression department, ensuring the team delivers an efficient, compliant and customer-focused service.
You'll be responsible for developing processes, supporting and coaching team members, resolving complex tenancy matters and working closely with the lettings and property management teams to ensure a seamless customer journey.
This is a varied leadership role requiring excellent organisational skills, a strong understanding of current lettings legislation and the confidence to make decisions in a fast-paced environment.
Key Responsibilities
- Lead, mentor and develop the tenancy progression team.
- Allocate workloads and oversee day-to-day team performance.
- Manage the tenancy progression process from offer agreed through to move-in.
- Oversee referencing, Right to Rent checks, Anti-Money Laundering (AML) compliance and tenancy documentation.
- Ensure Assured Shorthold Tenancy (AST) agreements are prepared accurately and efficiently.
- Oversee tenancy renewals, rent negotiations, new tenancy agreements and associated invoicing.
- Manage rent guarantee and insurance administration across the portfolio.
- Ensure compliance with selective, additional and HMO licensing requirements.
- Act as the senior point of escalation for complex tenancy issues and disputes.
- Work collaboratively with the lettings and property management departments, providing support where required.
- Produce performance, compliance and pipeline reports for senior management.
- Keep departmental processes aligned with the latest lettings legislation, including the Renters' Rights Act and future regulatory changes.
- Build and maintain strong relationships with landlords, tenants, referencing providers and third-party partners.
- Drive continuous improvements in customer service, compliance and operational efficiency.
About You
To be successful in this role, you'll have:
- A strong background in residential lettings and tenancy progression.
- Previous experience leading, supervising or mentoring a team is highly desirable.
- Excellent knowledge of current lettings legislation, compliance requirements and the evolving regulatory landscape.
- A thorough understanding of referencing, Right to Rent, AML processes and tenancy documentation.
- Excellent communication, negotiation and relationship management skills.
- Strong organisational skills with exceptional attention to detail.
- A calm, professional and solutions-focused approach.
- Confidence managing complex cases and making informed decisions.
- Strong IT skills and the ability to learn new systems quickly.
- A passion for developing people and creating high-performing teams.
