About the Opportunity
We are seeking an experienced Project Manager to oversee the delivery of a high-quality residential development comprising nine new-build homes.
This is a fixed-term position for the duration of the project and will suit a highly capable construction professional with extensive experience in residential housebuilding. The successful candidate will take full responsibility for the planning, coordination, management and successful delivery of the development from site commencement through to completion and handover.
The role requires a hands-on approach, strong technical knowledge, excellent organisational skills and the ability to manage subcontractors, suppliers and consultants to ensure the project is delivered safely, on programme, within budget and to the highest standards of quality.
Key Responsibilities
- Overall management of the development from commencement to completion.
- Coordinate and manage all site activities and subcontractors.
- Monitor construction programmes and ensure key milestones are achieved.
- Manage project budgets and control costs.
- Ensure compliance with all Health & Safety requirements and legislation.
- Liaise with Building Control, utility providers, warranty providers and local authorities.
- Monitor quality throughout all stages of construction.
- Conduct regular site inspections and progress meetings.
- Manage procurement and scheduling of materials and subcontractors.
- Identify and resolve construction and programme issues proactively.
- Ensure compliance with planning conditions and Building Regulations.
- Oversee snagging, defects management and final handover of completed homes.
- Produce regular progress reports for the directors.
Candidate Requirements
Essential
- Significant experience managing residential construction projects.
- Proven track record of delivering new-build housing developments.
- Strong understanding of:
- Groundworks and foundations
- Drainage and infrastructure
- Timber frame and traditional masonry construction
- Roofing and external envelope works
- First and second fix construction
- Mechanical and electrical installations
- Internal finishing and external landscaping works
- Excellent knowledge of Building Regulations and current construction standards.
- Strong commercial awareness and budget management experience.
- Ability to read and interpret technical drawings and specifications.
- Excellent communication and leadership skills.
- Full UK driving licence.
Desirable
- SMSTS qualification.
- First Aid at Work qualification.
- CSCS Card.
- NHBC, LABC Warranty or equivalent experience.
- Experience delivering developments of 5–30 residential units.

Contract Details
This role is offered on a fixed-term basis for the duration of the project. The successful candidate will be responsible for managing the development through all stages of construction, including final snagging and handover.
There may be opportunities to work on future developments upon successful completion of the project, although no guarantee of ongoing employment is offered.
