Position: Ground Maintenance Operative – Manual Labour
Location: Mosaic East, 4th Floor, 17 Addiscombe Road, Croydon, Surrey, CR0 6SR
Start Date: ASAP – target start date 7 September 2026
Contract Duration: 12 weeks, temporary
Working Hours: 35 hours per week
Pay Rate: £14.10 per hour PAYE
Job Responsibilities
- Maintain communal areas to a clean, safe and presentable standard
- Carry out cleaning duties including sweeping, mopping, vacuuming, dusting, polishing and litter picking
- Clean and maintain refuse chutes, bins and bin storage areas where required
- Use equipment such as jet washers and steam cleaners for deep cleaning. Training will be provided where necessary
- Carry out basic minor repairs, including simple joinery, non-qualified plumbing tasks, painting, graffiti removal and lock changes
- Report repairs and defects that cannot be resolved directly and follow up as required
- Complete inspections, tests and reports when requested
- Provide cover for colleagues when required
- Act as a professional point of contact for residents, responding to enquiries or referring them to the appropriate team
- Identify and report concerns relating to vulnerable residents where appropriate
- Follow all health and safety procedures and use the required personal protective equipment
- Work safely and responsibly both independently and as part of a team
- Undertake other reasonable duties consistent with the role
Requirements
Must-Have Requirements
- Right to work in the UK
- Full UK driving licence
- At least two years of verifiable work history/references
- Ability to undertake physically demanding manual work
- Good practical skills and the ability to carry out basic maintenance and repair tasks
- Ability to work independently and as part of a team
- A positive, flexible and professional approach to work
- Good communication skills when dealing with residents, colleagues and contractors
- Basic understanding of health and safety requirements
- Ability to use a smartphone for work-related emails and reporting
- Supporting documentation must be provided when accepting an offer
Nice-to-Have Requirements
- Previous experience in grounds maintenance, estate services, cleaning, property maintenance or a similar role
- Experience working in a small team
- Experience using cleaning and maintenance machinery
- Experience preparing written reports or recording repairs and health and safety issues
