About Linton DMC
Linton DMC is a Stockton-on-Tees-based contractor delivering a varied workload across the North East, Yorkshire and further afield.
Our projects include barn conversions, heritage joinery, new-build homes and lodges, extensions, commercial change-of-use projects and refurbishments. We also deliver a growing programme of school and academy work, including external works, fencing and safeguarding improvements, modular-building foundations, mechanical and electrical packages, and refurbishment projects undertaken during term time and school holiday periods.
We are a hands-on contractor with a directly employed workforce and a strong quantity surveying and cost-management background. Our projects are carefully planned, properly measured and commercially well managed.
Working away—please read before applying
A significant proportion of our work is away from our Stockton-on-Tees base. You will typically stay away during the working week and return home at weekends. Accommodation and subsistence are paid by the company in addition to your salary.
Some projects are local to Teesside, but these are not the majority. Applicants must therefore be comfortable working away regularly.
We are clear about this from the outset because working away will not suit everyone. For the right person, however, this is an opportunity to secure steady, permanent employment with travel, accommodation and subsistence properly covered by the company.
The role
We are looking for an experienced and qualified joiner with foreman or site-supervisory experience to manage our projects day to day.
You will be the senior company representative on site, responsible for programme, workmanship, health and safety, site records, subcontractor coordination and the performance of the site team.
This is a permanent position rather than a project-by-project engagement. We want to invest in the right person through training, additional qualifications and progression. As Linton DMC takes on larger and more complex projects, we want the people managing our sites to develop with the business.
The balance between working on the tools and supervising will vary by project. On smaller conversions and refurbishments, you will lead from the front—carrying out joinery work alongside the team while managing the site. On larger projects involving several subcontract packages, you may supervise full-time.
You must be able to move confidently between these responsibilities without losing control of workmanship, safety or programme.
You will also move between projects as our workload requires. You could be working on a listed barn, a residential development or a live school site, so you must be able to understand a new project quickly and establish effective control from the outset.
Key responsibilities
- Manage the site day to day, including planning weekly activities, allocating labour and keeping the works on programme
- Lead joinery operations, including first and second fix, structural carpentry, roofing, staircases, and bespoke or heritage joinery
- Establish and maintain the required standard of joinery workmanship
- Support the development of apprentices, improvers and less-experienced members of the team
- Manage and coordinate subcontractors across other trades
- Brief subcontractors on arrival and check their work against the drawings, specification, programme and required quality standards
- Manage projects away from base with a high degree of independence, acting as the company’s senior representative on site
- Provide clear and accurate daily progress reports to the contracts manager and quantity surveyor
- Manage school and academy projects in accordance with site-specific safeguarding and operational requirements
- Maintain segregation between the works and pupils, staff and members of the public
- Control visitors, access routes, deliveries, noise and dust around the school’s activities
- Work to fixed completion and handover dates, particularly during half-term and summer holiday programmes
- Set out works from drawings and check levels, dimensions and interfaces
- Identify drawing discrepancies, construction issues and potential variations before they affect progress
- Take off and order joinery materials and ironmongery
- Arrange plant and deliveries, check goods against orders, and control waste and over-ordering
- Maintain accurate site records, including daily diaries, labour and plant returns, delivery tickets and progress photographs
- Photograph relevant work before it is covered
- Manage the site in accordance with CDM 2015 and the company’s health and safety procedures
- Deliver daily briefings, toolbox talks, permit controls, RAMS reviews and site inspections
- Maintain good standards of housekeeping, welfare, security, storage and compound management
- Inspect and snag work as it progresses rather than leaving defects until completion
- Sign off subcontractors’ work before they leave site and deliver a clean, complete handover
- Report progress, risks, delays, variations and other issues promptly and honestly
- Represent the company professionally when dealing with clients, consultants, building control, warranty inspectors, school representatives and neighbours
Essential experience and qualifications
- Qualified and experienced joiner with a strong background in first and second fix
- Previous experience as a working foreman, site foreman or site supervisor
- Ability to read and work from construction drawings and specifications
- Experience supervising directly employed tradespeople and subcontractors
- Good understanding of site health and safety requirements
- Ability to plan labour, materials and short-term site activities
- Good written and verbal communication skills
- Willingness and ability to work away during the week
- Full UK driving licence
- Valid CSCS card

Desirable experience
- Heritage, listed-building or bespoke joinery experience
- Experience delivering residential developments or high-quality refurbishments
- Experience working in live schools, academies or other occupied premises
- Knowledge of safeguarding and site-segregation requirements
- Temporary works, asbestos-awareness, PASMA, IPAF or other relevant training
- Experience using digital site-reporting or document-management systems

Pay: £19.50-£23.00 per hour
Expected hours: 40.0 – 54.0 per week
