The opportunity
This role is for an experienced Maintenance Operative able to diagnose faults and deliver high-quality repairs across residential properties in North London. The upper end of the salary range is expected to reflect strong multi-trade or specialist capability, independence and potentially contractor or junior-operative supervision.
Key responsibilities
- Attend reactive and planned maintenance tasks across the assigned North London portfolio.
- Diagnose building and property faults, identify root causes where possible and recommend the correct repair route.
- Complete competent multi-trade work within qualification and authorisation, potentially including plumbing, carpentry, locks, decorating, fixtures and approved electrical tasks.
- Recognise regulated or specialist work and arrange clear escalation rather than working beyond competence.
- Work professionally in occupied homes and communal areas, managing access, protection, cleanliness and resident updates.
- Maintain accurate mobile job records, photographs, parts/materials information and follow-on requirements.
- Support planned maintenance, property inspections and defect surveys as requested.
- Coordinate with Property Managers and approved contractors and, if allocated, check workmanship and completion.
- Use tools, equipment, PPE, vehicles and materials safely and economically.
- Follow building-specific risk, permit, asbestos, electrical, fire, lone-working and incident procedures.
- Participate in an emergency call-out rota if included in the final contract.
- Contribute to first-time fix, completion-time, callback, quality and resident-service targets.

- Faults are diagnosed accurately and repairs are safe, durable and appropriate.
- The operative completes work efficiently while maintaining high-quality resident communication.
- Job records are complete and specialist follow-on work is clearly specified.
- There are low avoidable callbacks and strong compliance with safe systems of work.
About you
Essential
- Strong experience in residential, commercial, facilities, hotel or social-housing maintenance.
- A demonstrable trade or multi-trade skill set appropriate to the final scope.
- Confident fault diagnosis and sound judgement about safety and competence limits.
- Full UK driving licence if the role is confirmed as mobile.
- Professional conduct and communication in occupied residential properties.
- Ability to use mobile job systems, provide photographs and maintain accurate work records.
- Reliable self-management and ability to respond sensibly to changing priorities.
Desirable
- Recognised qualification in plumbing, electrical work, carpentry or another relevant trade.
- Experience supervising contractors or junior maintenance colleagues.
- Training in asbestos awareness, PASMA/IPAF, emergency first aid or related safety disciplines.
- Experience with access control, pumps, basic plant or residential building systems.

Pay: £35,000.00-£45,000.00 per year
