Overview
Shenton Group is looking for an experienced Property Manager to join our growing property team and take responsibility for the day-to-day management of a diverse commercial and mixed-use property portfolio.
This is a client-side role suited to someone who is commercially minded, highly organised and confident dealing with tenants, contractors, agents and internal stakeholders. The successful candidate will play a key role in ensuring our buildings are well managed, our tenants receive a high-quality service, and our property assets are operated efficiently, safely and profitably.
The role will cover lease management, tenant relationships, service charge budgeting and reconciliation, rent reviews, renewals, asset reporting and coordination with our facilities and finance teams. This is not a pure facilities management role, although the Property Manager will work closely with the Facilities Manager and external contractors to make sure operational issues are properly managed.
We are looking for someone with strong commercial property experience who can take ownership, communicate clearly, manage competing priorities and help drive the performance of the portfolio.
Responsibilities
The Property Manager will be responsible for managing a portfolio of commercial and mixed-use properties, ensuring that leases, service charges, tenant matters and property performance are managed professionally and proactively.
Responsibilities will include:
- Managing day-to-day landlord and tenant relationships across the portfolio, acting as a key point of contact for occupiers and ensuring issues are dealt with promptly and commercially.
- Reviewing lease obligations and ensuring both landlord and tenant responsibilities are understood, recorded and followed through.
- Supporting and managing lease events including renewals, rent reviews, break clauses, licence requests, assignments and other tenant matters.
- Preparing, reviewing and managing service charge budgets, including monitoring expenditure, reviewing recoverability and supporting year-end reconciliations.
- Working closely with the finance team to ensure rent, service charge, insurance and other property-related charges are correctly raised, monitored and followed up.
- Producing regular property and asset performance reports, including updates on income, arrears, voids, lease events, tenant issues, risks and opportunities.
- Coordinating with the Facilities Manager on repairs, maintenance, compliance, contractor performance and building-related issues, while ensuring the commercial and lease position is properly managed.
- Supporting leasing, marketing and occupier retention activity, including working with agents and internal stakeholders to reduce voids and maximise income.
- Reviewing property documentation, leases, licences, correspondence and management records to ensure accurate and up-to-date information is maintained.
- Assisting with insurance, utilities, business rates, service contracts and other property management matters.
- Identifying opportunities to improve income, reduce cost leakage, recover landlord expenditure where appropriate and improve the performance of each asset.
- Supporting senior management with portfolio strategy, tenant negotiations, dispute resolution and operational improvements.
Experience
The ideal candidate will have experience in commercial property management, ideally gained in a client-side property company, managing agent, surveying practice, commercial landlord, mixed-use estate or similar environment.
We are particularly interested in candidates with experience of:
- Commercial property management across office, retail, hospitality, leisure, mixed-use or multi-let buildings.
- Managing tenant relationships and dealing confidently with occupiers, contractors, agents, solicitors and internal teams.
- Understanding commercial leases and applying lease obligations in a practical property management context.
- Service charge budgeting, monitoring and reconciliation.
- Rent reviews, lease renewals, arrears, insurance recharges and other landlord and tenant matters.
- Producing clear reports on property performance, lease events, risks, arrears, voids and operational issues.
- Working with finance teams to ensure accurate billing, cost recovery and budget control.
- Coordinating with facilities or building management teams without being purely facilities-led.
- Managing multiple properties or tenant relationships at the same time.
- Strong communication, organisation and commercial judgement.
- MRICS or AssocRICS would be advantageous but is not essential. More important is practical experience, commercial awareness, attention to detail and the ability to take ownership of a property portfolio.
Pay: £48,000.00-£52,000.00 per year
