Commercial Manager – Major Refurbishment Scheme

We are currently recruiting experienced Commercial Managers to join a major refurbishment scheme in West London, overseeing key commercial packages across a complex, multi-disciplinary project.
This is an excellent opportunity for commercially strong candidates with experience working for Tier 1 main contractors or management contractors on large-scale refurbishment, construction or fit-out schemes.
The Role
As Commercial Manager, you will take commercial responsibility for one or more major packages, which may include:
- Fit-Out & Internal Packages
- MEP / Building Services
- External Works & Façades
- Structural Works
You will manage your packages from procurement and subcontractor appointment through to delivery, variations and final account, working closely with the wider commercial, project and operational teams.
Key Responsibilities
- Full commercial management of allocated packages on a major refurbishment project
- Procurement and appointment of subcontractors and specialist supply chain partners
- Preparation, negotiation and management of subcontract packages
- Cost planning, forecasting and reporting
- Managing valuations, variations, change control and final accounts
- Monitoring package costs against project budgets
- Identifying and managing commercial risks and opportunities
- Managing subcontractor payments and commercial performance
- Ensuring contractual compliance throughout the project lifecycle
- Working closely with Project Managers, Design, MEP and Construction teams
- Providing accurate commercial reporting to senior management
- Supporting the wider commercial strategy of the project
Candidate Requirements
To be considered, you should have:
- Previous experience working as a Commercial Manager, Senior Quantity Surveyor or Package Commercial Manager on major construction projects
- Experience working for a Tier 1 main contractor, with a management contracting background highly desirable
- Strong experience commercially managing significant subcontract packages
- Previous involvement in projects with values of £25 million or above
- Experience within a medium to large construction business
- Good working knowledge of JCT and NEC contracts
- Strong understanding of procurement, cost management, change control, forecasting and final accounts
- Excellent subcontractor management and negotiation skills
- The ability to operate effectively within a large, fast-paced project team
Experience across major refurbishment, commercial fit-out, MEP, structural or external packages would be particularly advantageous.
