Location: Office-based with site visit day and working from home day (152 West Regent Street, Glasgow)
Hours: Monday to Friday, 9:00 AM – 5:00 PM (with flexibility for evening meetings)

Each property is managed by a lead Property Manager, supported by a dedicated team with extensive market knowledge and experience.
Job Purpose
To deliver high-quality customer service and effective property management across an allocated portfolio. The successful candidate will be proactive, organised, and capable of completing tasks to a high standard. Training will be provided where necessary.
Key Duties and Responsibilities
Property Management
- Apply company policies and procedures consistently.
- Arrange day-to-day, contracted, and cyclical maintenance.
- Attend client meetings, including AGMs.
- Assist with project management of major works with surveyors or consultants.
- Liaise with councils, professional bodies, and relevant agencies to ensure regulatory compliance.
- Maintain and update client files and correspondence.
- Respond to queries verbally and in writing.
- Issue and collect fees and common charges.
- Manage budgets, year-end accounts, and client statements.
- Monitor arrears and initiate credit control procedures.
- Track expenditure against budgets and produce management reports.
- Conduct regular site visits to ensure property standards.
- Process insurance claims efficiently.
- Communicate management issues to owners and issue relevant fees.
- Review and approve client communications and newsletters.
- Ensure Health & Safety compliance through professional services.
Working Environment
- Office-based with regular site visits and occasional evening meetings.
- Standard hours: 9:00 AM – 5:00 PM, Monday to Friday (1-hour lunch break).
- Flexibility required for client meetings outside standard hours.
Knowledge, Skills, and Experience
Essential
- Minimum 2 years’ experience managing a residential block portfolio.
- Knowledge of relevant legislation:
- Property Factors (Scotland) Act 2011
- Code of Conduct Order 2012
- Registration Regulations 2012
- Ability to interpret and apply company procedures.
- Strong verbal and written communication skills.
- Analytical and logical reasoning under pressure.
- Excellent IT skills (Word, Excel).
- Commitment to customer service.
- Ability to prioritise and manage workload effectively.
- Professional judgement and discretion.

Desirable
- IRPM Part 1 and Part 2
- Relevant property management or related degree
- Assoc. RICS or higher RICS membership
