Job description
The successful applicant will have responsibility for managing a portfolio of properties and will be involved in the re letting of these properties when tenants leave, as well as undertaking all the property management tasks required by our clients.
Responsibilities will include:
- Arranging and attending property viewings
- Negotiating the terms of a let with the landlord and tenant.
- Checking tenant references and considering their suitability
- Preparation of contracts between tenants and landlords
- Arranging for and attending property check-in/check-outs
- Preparation of inventories and the reading of meters
- Liaising with landlords and tenants on any necessary deposit deductions at the end of a tenancy.
- Attending sales viewings on behalf of the Sales Manager on occasion.
- Responding to maintenance problems as they arise, promptly and efficiently, and recording all relevant information on the property management system, as required.
- Instructing appropriate contractors in accordance with landlords’ or directors' wishes.
- Ensuring maintenance is carried out to successful completion. This to include property visits, as required.
- Checking and approval of tradesmen's invoices.
- Carrying out property inspections as required.
- Controlling, and recording for security purposes, the issuing of keys, as required.
