The Position
We are seeking a detail-oriented and proactive Void Property Inspector to join our team on a 12-month fixed-term contract. You will inspect void and new-build properties to ensure they are safe, compliant and ready for handover or occupation, with particular responsibility for accurate reporting and water safety checks.
Location
This is a field-based role covering Manchester and surrounding areas. You will travel between different client sites each day, and the specific sites may vary depending on business requirements.
The Role
· Conduct comprehensive inspections of void and new-build properties.
· Identify defects, snags, hazards and non-compliance issues.
· Prepare clear and accurate inspection and snagging reports.
· Verify that utilities, including water, heating, electricity and drainage, are operational.
· Check that properties are clean, safe and ready for occupation or handover.
· Carry out routine water system flushing to minimise Legionella risk.
· Monitor water temperatures and maintain accurate compliance records.
· Liaise with contractors, developers and site teams regarding remedial works.
· Identify and report health and safety concerns promptly.
· Maintain accurate records of inspections, flushing schedules and remedial actions.
Working Hours
· Typical hours are Monday to Friday, 8.00am to 5.00pm.
· Minimum 40 hours per week.
· Start and finish times may vary depending on site and client requirements.
· Occasional evening or weekend overtime may be available.

Role Criteria – Essential
· Experience in property inspections, snagging, voids or a similar role.
· Full clean UK driving licence.
· Ability and willingness to travel between sites each day.
· Strong attention to detail.
· Ability to produce clear and accurate reports.
· Good knowledge of health and safety requirements in property, housing or construction environments.
· Basic understanding of Legionella prevention and water safety.
· Ability to work independently and manage workload effectively.
· Good communication and interpersonal skills.
· Competence using digital inspection or reporting systems.\
Role Criteria – Desirable
· Legionella awareness or water hygiene qualification.
· Knowledge of NHBC standards.
· Understanding of building regulations and snagging processes.
· Experience in the new build or housing sector.
· CSCS Card.
Additional Information
Training may be provided where the successful candidate has relevant inspection experience but requires further development in water hygiene or Legionella procedures.
