Senior Block Manager – Residential & Commercial Block Management

About the Role
This is a hands-on, career-building position offering the perfect blend of day-to-day residential and commercial block management, leasehold and building management, client relationship management, compliance and strategic business development.
The role is primarily focused on the management of residential blocks and the communal and external parts of the buildings, rather than individual residential tenancies.
You will be responsible for ensuring that buildings and communal areas are safe, compliant, well maintained and efficiently managed, including fire safety, lifts, communal repairs, major works, service charges, contractors, insurance and statutory compliance.
You will also manage a smaller portfolio of commercial blocks and premises, which may include industrial estates, high street retail units, gyms, offices and other commercial buildings. The focus will similarly be on the communal, external and building-related aspects of these properties, including maintenance, cleaning, fire safety, lifts, contractors and compliance.
This is not a lettings or residential tenancy management role. You will not primarily be responsible for tenant check-ins/check-outs, individual flat lettings or residential rent collection. The focus is on the management of the buildings, communal areas, leasehold obligations, service charges, compliance and associated works.
You’ll be responsible for a diverse portfolio of residential blocks and a smaller number of commercial properties, many of which are let to local authorities or via long-term brokers. You will be fully supported to expand and strengthen our block management operations.
You’ll work directly with the C-suite, gaining exposure to high-level decision-making and real opportunities for long-term growth and progression.
Key Responsibilities
- Manage a mixed portfolio of residential blocks and commercial buildings
- Take responsibility for the communal, external and building-related aspects of the properties
- Act as the main liaison between landlords, freeholders, leaseholders, tenants where relevant, brokers, contractors and other stakeholders
- Manage and oversee communal repairs, maintenance and refurbishment works
- Manage planned and major works programmes across the portfolio
- Prepare and manage service charge budgets, expenditure and cost efficiencies
- Assist with and oversee the collection and administration of service charges from landlords/leaseholders as applicable
- Manage fire safety compliance, including fire risk assessments, fire safety documentation, fire strategies, remedial works and associated contractors
- Oversee lift maintenance, servicing, inspections and statutory compliance
- Manage other building and communal services, including cleaning, lighting, access systems, communal facilities and general building maintenance
- Oversee health & safety and statutory compliance across the portfolio
- Conduct regular site and communal area inspections to uphold property standards and identify required works
- Manage contractors, obtain quotations, monitor works and ensure works are completed to the required standard
- Handle Section 20 notices/consultations and associated major works where applicable
- Manage leasehold matters and communicate effectively with landlords, freeholders and leaseholders
- Manage building insurance, claims and associated matters
- Liaise with local authorities, housing providers and housing brokers where relevant
- Oversee long-term rental agreements with local councils and housing providers, from a building/landlord management perspective
- Identify and address opportunities to improve building performance, compliance and cost efficiency
- Identify and win new block management opportunities
- Support with onboarding new instructions and clients
- Provide property and building performance insights to senior management
- Build and maintain strong relationships with landlords, clients, contractors and other stakeholders
- Work closely with senior leadership on the continued growth and development of the block management division
About You
We are looking for an experienced, commercially minded and proactive Block Manager who is confident taking ownership of a portfolio and dealing with the practical, financial and compliance aspects of managing buildings.
You should have:
- Minimum 3 years’ experience in residential block management – residential block management experience is essential
- Strong practical experience managing communal areas, buildings and external areas
- Strong knowledge of leasehold matters, service charges and building compliance
- Experience dealing with fire safety, fire risk assessments and associated remedial works
- Experience managing major works, repairs, maintenance and contractors
- Experience managing or overseeing lifts and other communal building services is highly desirable
- Experience with service charge budgets, expenditure and collection
- Experience liaising with landlords, freeholders, leaseholders and other property stakeholders
- Experience liaising with local councils and housing providers/brokers is advantageous
- Commercial property/block management experience is advantageous, particularly involving industrial estates, retail/high street units, gyms, offices or other commercial buildings
- IRPM qualification or equivalent professional qualification is desirable, or you may be studying towards it
- Excellent communication, negotiation and organisational skills
- Commercially minded, proactive and growth-oriented
- Able to work independently and manage your own portfolio effectively
- Full UK driving licence and access to a vehicle
