Building Manager
Location: 7 Lochside View, Edinburgh
Salary: £35,000 per annum
OTE: £40,000+ per annum
Commission: 1% commission on all new lettings secured
Start Date: Immediate
About the Role
We are seeking a proactive, customer-focused Building Manager to oversee the day-to-day operation of our newly acquired property at 7 Lochside View, Edinburgh.
This is a hands-on role responsible for ensuring the building is well presented, professionally managed, and delivers an excellent experience for tenants and visitors.
We have some incredibly exciting plans to transform and improve the building through extensive refurbishment and rebranding; including providing additional facilities and amenities such as gym, cycle stores, meeting rooms, co-working spaces via a total investment of £2m over the next 3 years.
The successful candidate will take ownership of the building's operational performance, tenant relationships, marketing activities, and support the growth of occupancy through lettings and viewings.

Key Responsibilities
Building Operations
· Manage the day-to-day operations of the building.
· Ensure all communal areas, offices and facilities are maintained to an exceptional standard.
· Conduct regular building inspections and identify any maintenance requirements.
· Ensure health and safety procedures are adhered to at all times.
Tenant Management
- Build and maintain strong relationships with tenants.
- Act as the first point of contact for tenant enquiries and issues.
- Ensure tenants receive a professional, responsive and positive service.
- Support tenant retention by proactively addressing concerns and maintaining high satisfaction levels.
Facilities & Presentation
- Manage and oversee the building cleaner to ensure cleaning standards are consistently achieved.
- Monitor the overall presentation of the building both internally and externally.
- Ensure vacant suites, reception areas and communal spaces are always presented to a high standard.
Marketing & Lettings
- Manage onsite marketing materials, signage and promotional activity.
- Ensure available space is effectively marketed to prospective occupiers.
- Assist with new enquiries and follow up leads promptly.
- Conduct viewings with prospective tenants.
- Support the negotiation and progression of new lettings.
- Work closely with the wider property and asset management team to maximise occupancy levels.
Administration & Reporting
- Maintain accurate records of enquiries, viewings and tenant communications.
- Provide updates on occupancy, enquiries and operational matters.
Person Specification
Essential Skills & Experience
- Previous experience in property management, facilities management, serviced offices, hospitality, customer service or a similar environment.
- Excellent communication and interpersonal skills.
- Strong organisational skills with the ability to manage multiple tasks.
- High attention to detail and pride in maintaining standards.
- Customer-focused with a proactive approach to problem solving.
- Ability to work independently and take ownership of the building's performance.
Desirable
- Experience conducting property viewings.
- Knowledge of commercial property or serviced office environments.
- Experience managing suppliers or contractors.
- Understanding of health and safety requirements within commercial buildings.

- Competitive salary of £35,000.
- Realistic On-Target Earnings (OTE) of £40,000+.
